I have used Elitharp Property Management since 2013. I could not be happier with the considerate, efficient and professional way they take care of me as well as my two rentals and the occupants needs as well.

Notice almost all of the 5 star reviews are homeowners and almost all renters leave horrible reviews. Homeowners, if your integrity allows you to hire these types to manage your property, beware of the headaches - lawsuits, vacancies, low quality tenants, maintenance costs, etc - that await you. We dodged a bullet, clearly, after we refused the house after we read the horrific lease terms - following our application being accepted (and paying $110 to apply). The terms were unlike anything Ive ever seen or used as a homeowner, renter, and past landlord myself. And they did not disclose their non-standard terms BEFORE taking our nonrefundable application fees! What sealed the deal for us was, on top of the most asinine nickel and dime fees and lease terms, they would charge $200 fines per occurrence if we park our own (new body style good condition) vehicles in the driveway! A 3600 sqft executive rental at almost $4000 a month and we cant park any of our cars in the homes private driveway we are paying handsomely to possess and use so we can have our home gym in the garage??? Her response when I asked about it was we do not allow garages for storage or anything else other than parking! What?!! No thank you. And its not an HOA thing - its a management company thing. And whats more - they allow hot tubs! Where did they learn how to do this?? But it was a blessing in disguise after reading the hundreds of horrible reviews on the internet about these people. Reach out to me and Id be happy to share our never signed lease if youd like a big laugh. Seriously though, I am so sorry to all of you former tenants who have fallen victim to their scam. Its not OK. Homeowners - RUN!!! I dont care so much about my $110 - I care about the thousands theyve taken from so many others. Perhaps well see a 60 Minutes episode about them in the future

Elitharp has always done such a wonderful job for us over the last 5 years!! I would recommend them to anyone!

Love our property management team as they are always on point with their replies and fast resolutions to house issues that pop up from time to time. And they dont play around when a little late with rent on our off bi-weekly paydays, but thats on us. All in all they are great in every area that matters in a tenant property management capacity. They are great, and highly recommend them.

We've had two residential properties in the Treasure Valley managed by Elitharp for the past three years. This team is professional, responsive, and capable of dealing with problems large and small. I've been a real estate investor for over forty years, and this is the best property management company I've found. They take the headaches out of being a landlord. I recommend Elitharp without reservation.
