So I've been living here for about a year now. First, I'd like to say that the apartment is really clean and nice. What you see in the picture is what you get (at least I did). Super clean, modern, etc. Location is a big plus, of course. I can walk from the apartment to anywhere on the campus, basically within 20 minutes. And unlike some of the other reviews have said, the small gym is fine. I don't really use it that often but there were no issues when I did. Here's my only issue: noise. I suppose it's the way the apartment was built, but I hear too much every day. So there are 3 units that are attached/adjacent to my unit. The two units on either side of it and the unit on top of mine (I am on the first floor). As for the unit on top of mine - I can hear every single footstep the resident is taking. Now - granted, he definitely does have heavy feet or something. A normal person does not walk like him. Nevertheless, I can basically hear and feel someone stomping the floor every single day. I've obviously emailed the office about this, and I think they've given the resident above a call, but not much has changed. I suppose this wouldn't be an issue if you were on the 4th floor or if you are lucky to have someone who walks more like a normal person living on the unit above yours. As for my neighbors. One of them is really quiet - so I don't think it's impossible to not be disturbing to one's neighbor. But the other one - he likes to play his instrument and listen to music kinda regardless of what time it is. And he obviously doesn't wear headphones or anything like that. Pretty sure he has dedicated speakers. And so obviously, you can really easily hear every beat - and note, sometimes. This obviously impacts my sleeping and studying and has been beyond annoying. I've also emailed about this neighbor, and they did give him a call, but it's still been an issue. I suppose management can't monitor at all times if everyone is being reasonably quiet and respectful, but given how loudly I can hear everything, I wish more could be done. I suppose the easier solution would have been to make sure to maximize sound proof'ness of the building when it was being built but oh well. Anyway, I'd say everything else has been good/fine. The hallways are kept clean, maintenance is super quick to respond, the AC works fine, the rent feels a bit too high for me but I'll take it given the quality of the unit and the location, etc. But the noise. It's too much for me. That being said, I am staying here for another year. I don't like moving and am hoping that I'll get lucky with my neighbors next year Update: the wifi goes out once every few months or so (I'll keep count this year) and when it does, there's no communication about it whatsoever. Currently it's been out for 24 hours and nothing. Ridiculous, quite frankly. The wifi seems to go out at least once every month - for at least few hours - but they do provide update within a few hours. 2024 WiFi disconnection log: 1/14/24 - it's been around 6 hours 4/10/25 - very brief disconnections (seconds to a minute) almost everyday for the last two weeks, and a longer disconnection today - 20 minutes or so - not too bad tbh

I appreciate the level of care and professionalism the staff @ The Overlook have consistently demonstrated as I searched for an Apt in South Bend. I'm not able to travel there, so I've been working via phone and zoom with Caleb. He's been so helpful in showing me the buildings, amenities, and the apartments - and answering all my questions.
