I've been here only three weeks, but I'm very pleased so far. I've had two maintenance issues that were handled right away and the employee was quick, capable and friendly. The office staff is very friendly and helpful. There's good closet and storage space, washer/dryer hookups, and a balcony. It's a very quiet and clean apartment community. UPDATE: I've been here almost a year now and couldn't be more pleased! It's still very quiet--I almost never hear pets or neighbors, that's how respectful everyone is. Excellent community! UPDATE: It's been almost five years now and I still have no complaints or issues. If you are quiet and respectful of others, you'll like it here.

I lived at the Pines for 4 years, for 3 seperate leases. Ultimately it is an OK place to live, off the highway and quick access to main areas of Topeka. Unfortunately the management is not up to the standard I would expect from a place that offers "Comfortable Apartment Living". Tammy, the 'owner', is passive aggressive and rude with any question or comment we had. Attempting to contact the office for issues/questions is next to near impossible. They DO NOT answer the phone unless a voicemail is left and is worth their time. During Covid, its was impossible to have any contact. Understandable. But 2 years after Covid, I still would have to make an appointment to JUST GO INTO the office. Snail mail is faster than their response time. If I had any sort of emergency, it would of been impossible to contact them directly without going through automated phone numbers, and still then maybe not get a response. I'm always honest with my reviews, and I wasn't going to leave this one but I recieved a letter in the mail (6 months after I had moved out) reference a 200 dollar fee over the deductible, that is now going to collections. They had fowarded that letter to the apartment we lived in 3 years prior instead of the new address WE GAVE THEM, so I never recieved it. The maintenance team when I lived there was A+. Nothing ever bad about those guys. The office on the other hand, yikes. All in all, I would not recommend living here Edit: in reply to the pines, we gave you the fowarding address multiple times. We had an entire issue reference a 30 day notice opposed to a 60 day notice. The address was given. You literally addressed that letter to the first apartment we lived in. No phone call, no email. Nothing.

The Pines has been an exceptionally well run complex in my experience. It is affordable as well as clean and well managed. The unit we had was more than adequate for our needs and provided us with a safe and friendly environment. I would highly recommend The Pines to anyone interested in apartment living.

I would never recommend this apartment complex to anyone. Tami Shirey, the property manager is extremely rude, as other reviewers have said, nice when you first meet her then rude when problems arise. Cheap rent, but I'd rather have great management than bad people running the complex.

Lived here from 2013 to 2020. When we ended our lease due to Covid closing the Washburn campus we did everything they asked. Paid our final bill in full and thought we left on decent terms. They sent the bill we had paid in May to collections in December. Now I'm fighting to show it shouldn't be on my credit report since I have the receipt that we paid on the day it was due. We even left the place in better shape than when we moved in. Maintenance was fantastic here. No bug issues. Snakes everywhere if you live in the center area. I nearly stepped on a few while walking through the courtyard as they were so common. They struggled with the dog poo issue a lot it seemed. Keep your car locked or it will get rummaged through but that's just the town. They also seem to have a large number of fires but that doesn't appear to be the complexes fault. This place used to be great. Couldn't wait to get away by the end however.
