When it feels like the clock from 60 Minutes is right above your head.
That was us just a few weeks ago. Transplants from California now here in the bluegrass region and moving all of our investment properties to Kentucky. We opened a 1031 exchange and as soon as our properties were sold the clock began ticking, 45 days to be exact and we had to identify at least three replacement properties within that time frame.
As anyone knows about the housing market right now it is competitive and expensive, there is a lot of paperwork, disclosures, inspections, negotiating, the list can go on and on. So you need someone good and someone you can trust. Seriously, I know that phrase may be over used but it is true! We happened by chance to meet John Martin, a fantastic relator who I will use every time from here on out and recommend to anyone in the greater Lexington Kentucky area.
Its not just about blasting down every street to see every property available but to focus in on ones that suited our needs and goals, our objective was not to find a dream home but rather properties that will make money and prove to be good returns on our money spent. John Martin had no problem letting us know when something didn't look right or maybe wasn't the right fit for a purchase. Amiable, positive, and honest. Mr. Martin was also able to arrange accommodations for closings that worked with our schedules and the sellers, (Thank you Mark Sammons with Prime Lending for your help as well!) that is called networking and great business relationships and we needed every bit of that!
You may not find it surprising after this lengthy review that we accomplished everything we set out to do. We were able to secure multiple properties within the time limits, and currently we are looking at excellent returns on those. John was, and continues to be, such a great help in the home-buying process. Im a first time homeowner and had not the slightest idea on where to start, but John not only walked me through each step of the process throughly, but gave me his best recommendations for services, went out of his way to teach us, and relieved us of loads of the work.
