image Update #3 as of 2/6/2024 - We are now on our 3rd leak in the swayed roof cap that has the open end in center pointing down from the upper bow and roof incursion into our master bedroom. Additionally the extra high flashing that was put on the chimney in error with them cutting over a foot and a half up into the masonry (see below entry 1) is now warping and flexing with heat and cold fluctuations which is not surprising given how it is massively oversized in width for flashing. I do not know how my experience has been this bad on a full roof job of this size and if it is just the subcontractors they used (see below again) or a specific team but we are now getting a 3rd party evaluation before proceeding with calling J&W again. Update #2 as of 12 24/2023 - after a 2nd leak appeared inside our porch I called and left a 3rd message and heard back from our project manager. He said a crew would be out that Thursday or Friday. They didnt show either day nor did we hear from anyone. On Saturday afternoon before Christmas Eve we suddenly heard people on the roof unannounced and they had come and were trying to figure out which vent. Our PM called a few min later and said he didnt know they were coming but to just show them what was wrong. Not planned or professional, though I understand trying to get things done before holiday. We were lucky to be home since they didnt know where 2nd leak was. After some zip screw sounds and caulking they left and there was no follow up as to repair or what was done. Will see if it solves it.
Nov 2023: By and large the roof install went alright given they subbed it out and appearance is decent in most places. Installed March of 2022 and boot to septic vent is already leaking and has caused kitchen ceiling damage, I called in over a month ago in November to main office and was told someone would get right back in touch with me, no response or call back since for to a leaking spot in a $74,000 roof job less than 18 months old. This is after the fact that during job, roofing sub crew cut into over half of newly built $28,000 river rock chimney to place flashing where it was presized rather than cut it to fit. Had to spend an additional $2,000 to get stone mason to extend height of chimney to make it look remotely proportional since they had now cut up over 60% of beautiful freshly built chimney and extended the job time by a week, not to mention we were stuck with a rightfully angry mason and the extremely wide flashing. Lucky we drove up that day as it was going on or it would have been done with no way to alter it. Oil canning on two portions of roof is significant but not unexpected, and the ridge cap to a second portion was not put on in a single piece so accentuates the dip since they didn't block and vent to level the ridge cap, plus other contractors now have concerns about how much overlap there is in ridge cap and if its leaking into that roof with snow load so will have to be redone along with boot to vent. All in all would definitely not recommend as it's fallen very short of a 2750sq ft large professional roof job, especially compared to the three homes I have had metal roofs put on previously.
