Ive been living in the capital court community for a year now, and I can say the experience that I had with Stanley Martin prior to moving in was much better in comparison to after moving in. The HOA currently in place has been horrific. Ive been charged twice for late payments for my HOA payment when I actually submitted payment prior to my due date. Mirandia Thompson promised in an email I still have back in April 2021 that she would remove the late fees from my account and still hasnt 7 months after the fact. Capital Court decided to redo the pavement throughout the community without prior knowledge and on the day of construction, workers came to my home and told me I had to move my car from my driveway and park on the street because my driveway would be blocked off due to the work. I parked in the designated area I was instructed to and the next morning I received a parking citation for $100. And lastly I just completed my one year drywall service to my brand new home that I spent almost a half a million dollars on, the contractors who came to do the work did a half job. I was pressured by a Stanley Martin representative to sign off on the paperwork indicating that work was complete. The worker was supposedly off the clock and ready to leave for the day when I spotted several areas where still needed work to be done. The Stanley Martin representative pleaded with the contractor to come back and finish the two nails that were spotted. The contractor did it begrudgingly and it wasnt until after I was pressured to sign the document that pretty much allows Stanley Martin off the hook liability wise. When I brought to matter to Sandra Vogt who scheduled my appointment, she was quick to throw small print verbiage from the contract in order to politely say theres nothing that will be done since I signed the document along with tips to repair the drywall. I have a tip for Stanley Martin customer service reps as well, please do what you say you will nicely. I guess since the ink is dry and Im in the home, Stanley Martin feels that theyre job is done. Thats piss poor. As a realtor, this is information I will carry with me and provide to future clients. Customer service still matters, well at least to me.

My daughter is in the process of trying to buy a new home with SM in Largo MD. She was told the house was ready on 9/1/20 set the closing date for 9/25/20. They initially wanted to set it for 9/15/20. However, she asked to move it to 9/25/20, which was fine until 9/16/20 when she was told that she can no longer close on the 25th due not having a water and electric meter. They think they will possibly have the meters by the 2nd week of October. Now my daughter who gave notice to her apt complex is now going to have to find somewhere else to stay since her apt has already slated to go to someone else. Then after speaking with the Sales Manager he says we should still do the inspection on 9/18/20. We show up and the Superintendent tells us we can't do it because of their isn't any water or electric. They had 2 other sets of people come out that same day. No calls or emails to cancel. Just a waste of our time. The Superintendent says he feels bad about it all and the developer didn't submit the request in a timely manner and they would pay for her housing expenses until she is able to move in as the fault was on their end. Today she is told now they want to close on 10/20/20. And, she gets an email from the Sales person saying that they are not going to cover her housing expenses as it was the electric and water companies fault due to Covid. We have had an awful experience due to the lack of correct information. We feel lied to and misled. Really concerned about moving forward with this purchase. Our once fun and happy experince in purchaing a new home is now trashed. It seems like all they care about is making their profit off of non-suspecting individuals. They don't care about the inconvenience they have caused their cusomer. This is a buyer beware situation.
