Ms. Mercado,First and foremost, I want to thank you for sharing and giving the opportunity for us to learn and better ourselves.I would like to re-address what we spoke about 2 years ago in our conversations about home purchasing and what you bring up in this review, almost 2 years after the closing of your transaction.The day of your closing/purchase of your home was 6/1/2020.You mention Omar’s property inspector. At no point have we ever had a property inspector on our payroll. Home Inspectors are independent entities/businesses that buyers contract and are licensed by the state. Consumers such as yourself are free to choose whatever Home Inspector they want. As always, if requested, we provide lists of licensed inspectors for buyers to choose from. We also strongly encourage all clients to do do their due diligence and to be present at their inspections, as your father was present on the day of yours. Your report brought back several things and was detailed in length, which due to privacy will not be displayed in public but will be emailed to you privately as a refresher. Anything handled by a Home Inspector is outside of a realtor’s hands. Your inspector brought forth a detailed 63 page report of the status of the home, and we followed up with a 14 point repair list to the sellers for items of greatest concern.In the state of Maryland it is illegal to not disclose when two agents are under the same brokerage. On 4/27/2020 it was disclosed to you that there would be designated agency, meaning both agents were under the same brokerage. I will resend that document to you for your review. This was not hidden but shared with you as soon as you showed interest in the specific property, and you were given the opportunity (which you took) to consent to this arrangement or not.At no time did we ever press you for you to move forward with something you did not want or weren’t comfortable with. Your decision to buy the home took longer than expected, which caused all parties of the transaction to sign to an extension for your deliberation and your decision. The extension of said deal will be emailed to you as well.In conclusion, we stayed in touch far beyond your date of closing, until we no longer heard from you/ received responses. Should you desire, we could send the email transcripts of those conversations. Again, thank you for taking the time to share, we always appreciate the opportunity to learn and grow.
