Live at Aspen Lakes and although the overall experience has been great and the staff I have spoken with over the past year are Absolutely fantastic and one of the reasons Im staying for another year. The reason for the low rating is DTN terminated the cable and increased the WiFi cost that we signed for within our lease. Staff claimed that they had no ideas that this was happening but I have had several conversations that the staff informed me that they knew this was happening but DTN never told them when. They also knew about this when I signed my transfer lease but still have the old price package that includes cable. They expect us to sign new leases with a week notice. The lease states they can do this at anytime but Michigan property code states they must provide a 30 day notice for any changes to the lease terms unless agreed to by both parties which wasnt. No response has been received from the property manager or upper management.

overpriced given what you get. apartments are ok but still not cleanest and need updating. office can be iffy. Sometimes they are on top of things and sometimes they drag their feet (especially at the corporate level)

Updated review for Haslett Arms since I got locked out of other Google account Since my original review, there was a short period where DTN fixed most of our issues and our apartment was decent besides the cheapness of it (cracks everywhere, paint all over carpet and furniture, random tiles missing and holes, etc.) It was quite a hassle to get them to fix the things they needed to fix. We always had to call multiple times, people didnt show up when the office said they would, then theyd show up a few days later with no warning. DTN will probably say that my experience doesnt match their records but thankfully I have every phone call, email, and photo to back up everything I say. Most importantly, our ceiling recently collapsed. Since the building is barely taken care of, there was some type of damage the maintenance person was barely able to explain. Boiling hot water started shooting out of the many cracks in my roommates ceiling. Her carpet was absolutely flooded and before she knew it, the ceiling started to cave. Im curious to see how DTN handles this and will update. Update: Found out the insurance we pay them for is a pyramid scheme that insures the LANDLORD but not the tenants. How predatory. Had to fight for compensation for destroyed items, including ones that DTN staff just threw out on our patio after the incident. And they still arent compensating all costs the leak gave us. A contractor tried to fill me in on the extent of the damage and DTN didnt like that. They sent an employee to babysit him and when I asked why they claimed it has always been policy. Crazy that they didnt care to babysit the other 4 contractors that have been in my unit I recently discovered that the vents in the laundry room were not connected to the machines for a unknown amount of time, which means the dryers were filling the room with carbon monoxide and also could cause a fire, mold, etc. We have had a bad ant problem in our apartment for months now. Pest control has came out once out of the three times Ive asked for them to come. There are 4 washers. 2 have been broken since at least August 15th and the office is still failing to replace them. They have called the company out 3x, and the company does a temporary fix. The literal next time someone uses it, it floods the floor and is broken again. I have BEGGED them to replace them. Update: Washers finally replaced after SEVEN months. We also had a maintenance SUPERVISOR lie on us, which cause the property manager to email me threatening thousands of dollars in damage. We were just told it was a miscommunication after I proved he lied. He had lied TO us in previous incidents but him lying ABOUT us almost caused a court case. I called multiple times, days apart, and asked for my move in checklist to be emailed to me so I can prove I didnt do any of the damage that was already at my apartment when I moved in. It took the office staff almost two weeks to send it. They didnt until I showed up in person and asked the two employees sitting on their phones to email it and didnt leave until it was sent. Policy changes depending on who you talk to. Its insane. Ive even had the property manager tell me things are policy and when I question what the exact policy is, her story changes. When I tried to explain this to her, she got extremely frustrated and said What do you want us to do? We have tried everything to make you happy and nothing seems to work. Taking half a year to replace defective washers isnt trying. Not taking care of the building isnt trying. Giving tenants a filthy apartment isnt trying. The amazing location and decent efforts from the leasing office (that quickly ended) made us think at the time that resigning was a good idea. We have had countless other issues that arent included in this review or my first one (someone literally took a sh*t outside our door and DTN refused to check cameras for it.) Please dont be as ignorant as I was and run from this company!

A disappointment of a company. I have the misfortune of renting an apartment at The Emerson (Ann Arbor) and I can truly hope that they don't continue to contribute to the already horrible housing landscape and crisis in this city. Companies and landlords will charge exorbitant rent for the lowest quality homes and have the gall to call them "luxury" or cry "market trends" like it's a reasonable justification. Organizations like DTN are why certain demographics being pushed out of the city. It was bad enough that I signed a lease for an apartment that should not have been given the "okay" to be rented out to someone (the property manager literally said to me and my mother it was the worst one she saw as if that was supposed to be validatinh), leaving me to stay in a hotel for a week and paying for movers again a week after moving. But the apartment that I'm currently living in is, laughably, considered renovated despite clearly not seeing one in years, reeks of urine, is oddly difficult to clean (and just feels dirty, I have to clean my shower after every use and double clean my face because my skin has been oddly dirtier), and had bugs that were causing bites on my legs. Not to mention I was charged July and August rent twice because I switched apartments. To top it off, contractors came into my apartment to check for bugs after I said TWICE -- in writing -- that I did not give permission for people to be in my home when I wasn't there for security reasons. Twice. I was told the evening before that they were coming and it was "too late" to cancel -- despite never getting the option to select a date. It was violating to come home and see my bed disheveled. Funny enough, I actually caught the little mite looking bugs coming from the baseboards in the living room (and took videos), not in the bedrooms, and began treating the apartment myself. My legs have looked a hot mess since moving in here (and yes, I have pictures of the gross bites too). Regardless of how much baking soda and Febreeze I put on this trifling carpet, the pee scent comes back after a few hours. It's probably seeped into the floor boards. I've been treating the carpet for a week. My bathroom rugs also aren't drying, which is a first.. this cheap, vinyl flooring. I've had to glue the planks and corners down because the floor was coming apart. $1925/m for this. 1.9.2.5. Would you charge this price in East Lansing? You all should be ashamed. Mind you, that was the price for the newly renovated models, not this older model I'm renting. Exploitation at its finest. And YES, I did contact you all and received no response. You can save the generic, "saving face" responses you've been leaving on reviews or say that you can't find my name in the system. You've heard from me multiple times. Update: Unit is still falling apart but Google Reviews simply doesn't allow the space to detail everything. 2 months for a maintenance work order to be completed is unacceptable. Something, something "not in our records!" (It's in mine) Something, Something "elevate your experience!" Save it. Update #2: I've been giving maintenance permission to enter my unit after the "do not enter" option was used as an excuse for orders to go unresolved for a month, though no one contacted me to schedule a time for maintenance. I would've worked with them. Then the next order took two months to be completed, even after the permission was granted. There is no issue for that. There is no excuse for the quality of the first apartment I rented with you all or the current one. There is no excuse for how management has handled MOST of my issues here. There is no excuse for it taking months for my apartment to be compliant with the city. The fact that you used my first name and not my middle name, which is my Google profile name, is hilarious to me because I guess you wanted to verify that I was an actual resident (even though DTN/The Emerson treat me like I don't my rent on time or in advance) before figuring out how you were going to try to gaslight me to publicly save face. Good work.
