    I don't normally leave reviews for places, but my experience with this company has been so awful that I would like to warn any other prospective tenants or property owners seeking a management company. I cannot speak for the other people that work here, but since signing a lease with GR&I, my team and I have only been belittled or ignored by representatives Vicki Gutowski and Tjader Gerdom. Time and time again, we have kindly brought up questions and concerns only to be met with unwarrantedly short, rude, and defensive answers. (And those have been on the rare instances where we could actually get ahold of a manager. Most of the time, we are told we will get a call back and never do.) For example, I asked Vicki a very simple question about my lease, and she told me she could not discuss it with me and that I had to talk to my attorney. When I asked to whom I could direct my attorney, Vicki told me she was going to end the call because "our conversation [was] not productive," and she hung up. I am appalled by their treatment as I am a pretty kind and reasonable person merely looking to get basic questions answered. This is all aside from the instance when I received a shut-off notice from the electricity company because GR&I forgot to pay the bill... and aside from the fact that they charge an additional 10% of all my utility bills each month as a "management fee"... If you're searching for good customer service and friendly, knowledgeable staff, LOOK ELSEWHERE. Edit: The condescending, and frankly false, response to my review only further validates my points above. And for the record, I was the owner of the building before the current; I know what I signed. :) And I am currently paying an additional 10% of my utilities each month.

    Dealing with this company has been difficult since day 1. It took them a very long time to get us our payment information for rent and utilities. Once we received it (late), they said, "Don't worry - we'll be kind enough to waive the late fee". And then rent checks are not cashed promptly. When calling to ask a question, they will not let you speak - it's hard to get a word in. They talk over you and raise their voice. They always have an excuse for not getting back with you.. "Out sick" "maternal leave", etc. They are very degrading and rude in their comments toward us. They are not professional and look to start arguments/debates rather than resolve even small issues. If I were looking for a management company, this one would NOT be one I choose. It was upsetting to get a shut-off notice in the mail from DTE when we've never been late on payments. Also, we were told that we were financially responsible for an "act of God" (tree blown over from a storm) outside on the property. We also receive "reminder" emails on things we were never notified of in the first place.

Sarah, thank you for taking the time to write a review of our company. We appreciate reviews as we’re always looking to improve our practices. However, I would like to note that, as discussed with you and your coworkers on numerous occasions, you did NOT sign a lease with GRI. You signed a lease with the previous owner of the property of which you are a tenant. Our client then purchased this property, and we work on HIS behalf to carry out the terms of the lease that you signed. Your lease terms were all agreed upon prior to our client’s purchase and our management. GRI has spent hours on the phone and in person with your company (even bringing the property owner to your office) to answer your questions, which is well beyond the scope of our property management duties. It is a shame that you signed a lease without understanding what you were signing. For this reason, we suggested that you consult with an attorney to work on understanding the lease terms that you agreed to. Per your lease, we will provide your company with annual, detailed NNN reconciliations that are very transparent with respect to utility and all other charges incurred like we do for all of our properties. We’d also like to note that we charge a management fee to the owner (not your company/tenant) for our property management services. Most of our happy clients would agree that this property management fee charged to them (again, “them” meaning the owner, not the tenant), is well worth the value that GRI provides them. I would encourage property owners/prospective clients to read reviews from our actual clients. And I would encourage Sarah Taylor and her coworkers at Crankshaft Craftsman to understand the terms of legal agreements before signing them and to refrain from spreading falsities on the internet out of bitterness stemming from your own unawareness.
