image This leasing office does everything on their own time and said they would do something and then didnt so if youre looking to move somewhere good luck applying here cause youll need at least two months before they think about actually having the urgency to help you find an apartment. Just terrible.

image Lived at Kensington Square for 10 years. Coming home to the front of this building everyday was depressing. I asked every year for landscaping improvements. It never happened. Maintenance was hit or miss. Sometimes a really good crew and other times terrible. All "repairs" were patch jobs. Neighbors were great. They were friendly and always looked out for each other. In my last year there, the smell of marijuana filled the building day and night. They might want to consider smoking and non- smoking buildings. No laundry in the building. Loading and driving to laundry building is a hassle. Upon leaving, you will not get your security deposit refunded. They will find any and every ridiculous reason not to give it to you.

image Ive been here 2 months and the inside is nice but its other things that is annoying. . Once I was approved I literally had 2 weeks to move in my townhome with a deposit, I couldnt wait till the next month because apparently my home was move in ready, and it was not, on top of that I had to pay the rent for the next following month after just moving in. I will say that for my home there are additions to your monthly rent like water, pest, and if you use there insurance so keep that in mind so your rent may be an additional $60 plus, which they dont tell you about.
You would think for a townhome you would have a better patio area, its small like the apartments. The pool area could be a WHOLE lot better then what it is, it could be updated to give a more luxury feel for the prices they charge as well as new windows if Im paying 1400 a month. Also the police will ticket you if your car is not registered, even if you arent driving the car at the moment. Its the small things thats been happening at this place that makes me not like it, they have the cops checking for cars with expired tags but the complex had a tub in front of our home that we pay monthly for, for 4 days. Not really much scenery. The on-site gym still isnt ready.

Please do not rent with Kensington Square Apartments!! The group working in the leasing office are the definition of slum lords. My fianc and I stayed here for 39 months, paid rent early every month despite the poor maintenance and care of the property, never caused any disturbances or trouble, and the way they have treated us after exiting their property has been sickening. They are charging us to paint the entire unit for paint damages that were in one bedroom that we did NOT cause. In November of 2022, the pipes to the unit above us burst and flooded our second bedroom at 2am. We called the emergency maintenance line and Florissant Fire Department due to the water pouring in through the vents and the ceiling creating holes for water to pour out of as well. The firefighters arrived and started knocking on the neighbors doors trying to see if someone's unit was overflowing in the sinks or tubs but none were. The ceiling looked as if it was about to cave in at any moment so they helped move all of our things out of the bedroom as fast as possible while still searching for the root cause of the growing leak. They eventually found it outside in the upstairs neighbors utility closet which they grabbed a ladder to climb up there and turn the water off. We were the only unit affected by this leak. We were displaced for 2 weeks while they did water extraction and after they had a company come in to "paint" the room which was literally a bad spray paint job. Now after moving out, they are charging us $850 to paint the ENTIRE unit (a small 2 bedroom 1 bath) due to the damages that were caused from their cheap PVC piping (the maintenance man I called that night stated that this has happened in multiple units before due to the cheap materials they choose to go with and he knew it as soon as I explained what was going on over the phone). I've called and pleaded with the office stating that we did not cause these damages and should not be held liable for these charges and they do not care. I told them I would talk to my lawyer regarding this and the response from Ebony that works in the office was "I might as well just pay them what they are asking because I will come out of more money trying to seek a lawyer." So they are basically strong-arming me into paying them. My lawyer had an email correspondence with the property manager Rhonda after sending them a letter on my behalf disputing these charges. Rhonda stated that she referred the letter to their attorney and they advised to not yield and to not refund any money due to them having photos that would show the damages I supposedly caused. It took them four days to send those photos and it was the bedroom that was water damaged and badly painted afterwards that was sent to him confirming that we were not in the wrong for the paint damages. I'm in the process of purchasing a home and I do not want my credit affected so I am forced to pay this so that a collection does not go on to my credit. We lived in one of their older units that had not been renovated so after we moved out that unit, it was going to be painted and maybe even renovated anyway after three plus years of tenancy but they are squeezing us for additional funds. It is not right what they are doing in that office so for anyone who is a current resident, please take a lot of pictures and videos upon your exit and make sure they have someone do a final walkthrough of the unit with you as you move out. It is stated in the lease that someone is supposed to walk the unit with you but that did not happen for us. It was not mentioned or offered when I went to drop the keys off. They just had me fill out an envelope with my name, address, and how many keys I was returning and that was it. We live in the building that shares a parking lot with the leasing office so it wouldn't have been an issue to walk over and do the walkthrough but no one advocated that we should go and take care of that. I have a relative that moved from...
