We are a management company, and it is our job to collect rent for the owner. There is not a 30-day grace window on rent. It is due on the 1st, it is late on the 2nd, and we waive late fees on rent that is paid in full by the end of the day on the 4th. If you are not paying the rent, or setting up an acceptable payment arrangement, then it is also our job to let you know that the next step is eviction. To stay in the property, you have to pay rent. This is the same with any property management company. We are sorry that you are not happy with us communicating with you what will happen without rent being paid, but we would prefer to keep the lines of communication open and attempt to get the rent paid, so we do not have to file for eviction. All of this is a non issue if rent is paid as agreed in your contract. Additionally, there are organizations that will help with your rental payment, and we have that info we can share if needed. But your landlord is not one of those organizations, and they depend on the rent to cover the mortgage, taxes, and insurance expenses they have on the home. This is why they have hired us to enforce the lease and collect the rent that is due. We do encourage everyone looking to rent a home (from anyone) to read and understand that they have to pay the agreed upon rent. And if they do not, and do not set up an acceptable payment plan, then they will enter into the eviction process.
