The Hinge Flats

We thoroughly enjoyed our time living at the Hinge Flats. The apartment had been freshly painted and thoroughly cleaned before our move-in and they included a welcome basket on our move-in date. The rental company is incredibly responsive and accommodating to your needs. The maintenance crew is also responsive, quick, and knowledgeable. We would recommend living there to anyone!

Paola was a great property educator and was able to work with us on the price or the unit and getting us in on the date we needed. The space is also great in a quiet area while still being close to a lot of fun things to do

Our unit 110 has flooded numerous times both from rain water and a drain backup. The outside is not properly graded (the sidewalk slopes TOWARDS the building) and whenever we get heavy rain the water comes in under the foundation, under the flooring, and soaks anything you may have on the floor of the entry closet (which essentially eliminates one of the few storage areas in the already small 600 sq foot apartment). The front closet and trim show evidence of repeated water damages and potentially mold. We brought up these complaints multiple times and the only one that was addressed was that the front door rubbed the flooring and was impossible to open. Nothing was done for the water damage in the closet or water damage from the drain backup in the hallway by the bedroom and kitchen. The leasing staff actually deleted the open maintenance request from our profile. The water reached all the way under the kitchen cabinets and there was no effort to remediate or dry the moisture below the flooring trapped between the engineered wood and membrane. The aluminum windows all ice over in the winter and there is no way to ventilate or exit the apartment aside from the front door. The ceiling vents condensate and stain the ceiling with moisture because the floors are not insulated (which also means you can hear everything through the floors). The bedroom does not have a door, so its technically not even a 1 bedroom despite being advertised as one. They will nickle and dime you over everything. Move out fees. Common area fees (there is no common area aside from one frequently flooded patch of grass that the dogs go potty on and there are no amenities here). Trash fees, which local businesses use for their trash frequently despite tenants paying $15 a month for it. If your deposit is $500 by the time you move out youre only eligible to receive $265 back for a 1 bedroom unit, not including any damages, because they charge you $85 for cleaning the one single room of carpet and $150 move out fee. They advertised a free months rent promotion when we signed our lease and neglected to mention it should be in the lease despite asking about it before signing the lease. I previously left a 5 star review after living here for a few months (lived here 2 years) because they bribed tenants with giftcards that we never received (which is probably why nobody else did it). Even after I inquired about it they said they will get me a giftcard if I want as if they didnt offer it in the first place. Maintenance staff is great and the place is updated but thats about it as far as pros go. leasing and management staff are NOT responsive or timely in their responses. You have to play phone tag to reach them. Look at the reviews at their other property bungalows on the lake and those reviews say the same thing. And their voicemail recording is by far the most annoying and condescending one to exist, THANKS for partnering with us in peace, prosperity, and gratitude in the most insufferable and grating voice possible - which wouldnt be an issue if they answered the phone but apparently thats too much work for them.
