    My experience with FirstService was not good at all.   For the simple light-duty stuff, like paying your HOA fees, or a broadcast notice the water is being turned off to repair a pipe, they are fine.  For any serious issues where an owner DOES need support, like falling ceiling concrete due to demolition in the condo unit above, they are absolutely 100% useless.  No communication, no information, no concern for the residents' safety, no support, no leadership, nothing.

    First Service Residential's Board Package program is something from 1998. It is the least intuitive program and looks like it was designed by imbacile. Here is an idea. Instead of pocketing money and why not pay a decent programmer to make a modern, sleek, interface that doesn't make you want to pull your hair out every second? As a real estate agent and a buyer who deals with this program time to time it makes me age with stress.

    The unbelievable construction noise occurring at 2000 Linwood Ave (managed by FirstService) on a daily basis from Monday-Friday 9-5PM is simply intolerable. Endless hours of JACKHAMMERS, drills, saws, hammering, and demolishing of walls with sledgehammers in a concrete building. It's so serious as to cause hearing loss and make you want to yell in agony. You can't escape the noise because it travels throughout the unit. There is no attempt by the building or contactors to mitigate any of this construction noise. With 500 units, there is always someone changing their flooring, kitchen, or bathrooms. For the last 2 weeks there has been constant jackhammering and hammering over my unit 8 HOURS non-stop from 9AM to 5PM M-F. Before that it was the unit across from me (the impact sound on concrete travels throughout the building). Before that it was the unit below me. Before that, the unit next to me. The HVAC system also needs to be replaced in every single unit, an upcoming large multi-year construction effort which will require demolishing several walls in each unit. If you place ANY value on quiet enjoyment of your condo, this is NOT the building for you -- look elsewhere. If you move forward with owning a condo here, make sure to also purchase several sets of heavy duty quality construction noise reducing earmuffs for the family save your hearing and sanity. UPDATE: The three weeks of relentless demolition resulted in a section of concrete ceiling falling down 5 feet away from where I was sitting. I've attached photos. Where is the concern about resident safety in the buildings that FirstResidential manages? Incredibly, after a short demolition pause, the construction now continues. Does a resident have to be physically injured for First Residential to step up and protect the inhabitants?
