I met Brent several years ago through another acquaintance who was leasing from me at the time and it turned out that his circle of people were also my kind of people, thus we became friends. Over the years, Brent and I have worked on many projects together, clearing properties making them ready for auction. Brent Wellings successfully conducted an auction offering 20 occupied rental properties in one small market in Stillwater, Oklahoma. We chose to use Brent due to a referral from a long time friend and colleague. We did not know Brent personally upon hiring him. Since that time, we have gotten to know him as an honest, intelligent, extremely hard working and trusted friend. We knew this type of auction would include variables not typical to a land auction... for example, tenants occupying properties DURING COVID, showings for 20 properties DURING COVID, questions about cap rates, cash on cash return, etc. on not only 1 property, but any combination of 20 properties. I told him i had a problem I could not solve on my own. I needed the sale closed in around 120 days... 20 SFH'S in one small Oklahoma market... The auction process was smooth and my attention was not required FOR THE FIRST TIME IN MY WORKING LIFE. Schrader and Wellings Auction house, and specifically Brent Wellings, were a pleasure to work with. We were interested in a number of single-family homes that were up for sale in June. There was a day where all interested parties could go and view the properties; Brent and his team managed these open houses impeccably. The viewings took place on time as scheduled, and all the auction staff who managed the tours were helpful, knowledgable, and perfect ambassadors to their company. I was unfamiliar with the auction process (particularly combination-bidding!), so I appreciated that Brent took the time to explain things and went above and beyond to ensure our experience was positive. We also received helpful technical support during the on-line bidding process.
