    The amount of incompetancie over the last two years with my books and tenants, is staggering. I was owed a small fortune after I paid my CPA to audit RPMS books because I suspected I wasnt being paid all utilities that RPMS decided out of nowhere to become some weird sort of payback program that I never asked for. Its been a nightmare. They violate a lot of state laws, late fees over 10% of rent, leaving tenants without water for ten days, repairs paid for that arent done. The list is so big. My favorite though is they never paid an alarm bill for one of my properties because they just never knew about it. When I began to talk to the assigned manager that day, I realized she didnt know the four addresses were on building. She thought it was four houses on one street unattached. Thats just how out of touch they are with reality there. Theres a lot of competition out there. Just find someone else.

    One of the worst, most unprofessional rental companies I have ever had the displeasure of working with. DO NOT RENT FROM THESE PEOPLE. Broken appliances would stay that way for weeks with no word from the rental company, paperwork they send over is routinely wrong despite multiple requests that they update their records. They performed major construction in the basement with little to no compensation to tenants for the disruption, despite it lasting more than a month. The house was in dire need of repairs that you wouldn't notice until you had lived there for a few weeks. If as a landlord you are considering letting them manage your property, they will besmirch your name and reputation by poorly managing your property. Don't expect any sort of expediency when it comes to them. And dont expect them to be upfront with you - our house was full of moisture and mold, pipes leaked, and as I said appliances would break and we would have to wait weeks for any type of resolution. You'd be better off renting a cave from a bear.

Diana, we have discussed all of this in a great amount of detail over the last 2 years. There was never any need for you to hire an outside cpa. I personally worked with you on all of your questions and got you answers. You're referencing 3 laws you claim we violated which I've also been heavily discussing with you - the tenants you claim are overcharged on late fees do not have late fees on their account, all repairs you have paid for have been completed, and unfortunately the January ice storm did a lot of damage all over the city, but we removed your tenants and also gave them credits for the days they were without water. I've admitted to you that we are not perfect, but any error that my team has made has been made right by us and even you stated a month ago that things were being addressed and operating well. I realize this review may come from a frustrated place since we ended our management agreement with you due to the way you were treating our staff. We do not tolerate mistreatment of anyone on our team.

Marcus, you've made some very serious statements in this review so I took some time to gather all of my team involved to review and understand what happened. I see there was a project in the basement we were working to coordinate with you to ensure our vendors entry works with your schedule, but I know that can be frustrating. However, I see we've given you rent concessions, paid for a hotel for you to stay in while work was being done, and I even have documented that my billing team called the water company and notified them of the leak and successfully lowered your water bill and got you a credit. In regards to the incorrect paperwork you mentioned, I believe you are referring to the renewals that included a roommate of yours that was no longer at the property. We had been reaching out to you with a subtract addendum to successfully remove them from the lease but it seems this was never signed. If I am missing anything I'd be happy to discuss further.
