Really awful experience. Everything you think about in a Grimey landlord.

Have been here for about a year now. An ideal situation is one in which the building is recognized as the residents home, not just a place of work. Eye sores, things that cant be fixed, etc- all inconveniences for sure. Remaining open to a good experience. Genuine efforts are appreciated! Follow-up, maintenance of the building, etc are key. Follow-up is the foundation of good business! Any business. *Amenities arent always well kept. Ground floor courtyard is next to doggie area, and never has the smell of urine been so pervasive. Its odd that there is no way to deal with it, as it hasnt been. Attempted the roof deck area and that just seems to not have been cleaned in forever. Disappointing.

I lived in a 1 bed unit here for a year before having to move for work. The apartment has a beautiful aesthetic and the units are designed with space saving in mind. There is a nice outdoor seating by the dog park with a gas campfire and and indoor lounge with pool table, tv, and a fireplace. The glass walled gym next to it is very big with all the equipments including 2 Peloton bikes, 3 treadmills, a punching bag, free weights, etc. The rooftop lounge gives you an amazing view of the university city skyline and a direct view of the tallest building in Philadelphia which is just across the street. As for the apartment unit itself, the 1 bed unit has all the usual appliances you'd see in a new construction apartments. The in-unit washer dryer is mediocre. They're small and takes forever to complete a load. The windows are one of the selling points as they're huge. The glasses are double layered so it reduces the road noise significantly. Less than a block away is the Logan square fountain on Benjamin Franklin parkway. My favorite thing to do was walk along the parkway in either direction because it's so clean and has so many beautiful historical buildings, restaurants, bars, dog parks, and fountains. Overall, this is a nice place to live if you're ok with city noises (read emergency vehicle sirens, late night revving). The basement garage is usually full and has a monthly fee. The street parking outside is full almost all the time for 2 blocks around the building. But the there are open parking lots and buildings for a monthly fee all around so that is something to keep in mind if you have a vehicle.
