    UPDATE: As of 11/1/2033 Rachel & Charles Holtzback have ceased operations and left Myrtle Beach entirely owing thousands of dollars to several clients. If it were possible to give ZERO stars I would. Contracted with Rachel and Charles Holtzback in September to manage one of my two oceanfront condos in Myrtle Beach. One month later there were zero bookings for the month and in the future. When I questioned Rachel about the lack of bookings, I received nothing but excuses and platitudes. My previous property manager immediately obtained bookings for one of my condos. I opted to go with Xavier Rose Vacation Rentals because they would charge 10% management fees for both of my units instead of the 29% I was paying. I asked for and was granted a release of my contractual obligation with Xavier Rose Vacation Rentals. Rachel Holtzback advised me Charles would be in touch with me the next day. I received an email from Charles, advising me he had removed all of the linens, towels, comforters and door locks from my unit. He provided no advance notice the door locks would be removed and I would need to re-secure my unit. Charles left my unit unsecured and open for anyone to enter. Xavier Rhodes Vacation Rentals talks a good game but does not produced NOTHING. I know of another owner whom contracted with them in September and hasnt had single booking and is also quite disgusted. Charles Holtzback decided to engage in a pissing contest when I asked to be released from my contract with them, removed the locks without advance notice and left my unit unsecured open to anyone to walk in and remove TVs, furniture, dishes, silverware, etc. To say doing so was unprofessional is a understatement. Underhanded, scumbag move is apropos.

    So Im not one to normally write reviews but this couldnt go unheard. Ill preference this by saying we only used their cleaning services and not their full property management services. Just like previous reviews stated they started out by saying all the right things to me to work with them. It started out great but it quickly turned into a very concerning issue. It started with spotty cleaning with glaringly obvious issues being overlooked. We had multiple guests complain about the cleanliness. We were assured by Charles and Rachel that it wont happen again. We were hopeful but that never came into fruition. Their scheduling system always had issues and so as a result we had missed cleanings. We never got updates with photos on the clean, they never checked to see if any items were missing, their communication was atrocious and to top it off they only time we really heard from them was when they wanted to get paid. We had ordered new bed sheets and other items that they confirmed over the phone they received and then somehow as weeks went by changed their story to they never got it. Our final communication was for us to pay them, we had told them of upcoming gusts and what dates we needed cleaning. They purposely tried to sabotage us by not acknowledging that and not cleaning out unit. They still have our items we ordered and they refuse to respond to give us our keys back for the owners closet. This is the absolute worst and criminal property management company. DO YOURSELF A FAVOR AND STEER CLEAR!

    Notice how their four five star reviews are a year old. Everything since is a one star review. They started very well with us doing a great job cleaning our condo. Then things started to slip- a cleaner brought their young child with them, and a guest found a toilet full of paper towels. Guests started complaining about poor cleanings, and they started showing up late for cleanings, might not have shown up at all except we followed up as time for check in neared. Final straws were they totally missed a cleaning while we were on an ocean cruise and could not see that no one went in. They have some of our bed linens and comforters, and are not returning them, nor even acknowledging any communications since they missed the cleaning. Left us high and dry. Bottom line - avoid them like the plague, cannot be trusted now b

    We contracted with Xavier Rose Vacation Rentals in October 2022 to manage our condo unit in Myrtle Beach, SC. Charles & Racheal Holtzback said all the right things when we agreed to sign with them. Unfortunately, most of what they told us was false. We remodeled our unit in early 2023, and outside of that, Xavier Rose hardly had our unit booked when it was available. There were even times it was booked for $70/night for our newly renovated 2-bed/2-bath oceanfront unit. Xavier Rose consistently broke our contract agreement by not paying us on time and numerous instances where we didnt get our full owners payment when they did pay us. My husband had to reach out every month and ask when we were going to get paid. We decided to terminate our contract with them in May 2023. When we notified them of their termination, we let them know wed honor the next 90 days worth of bookings, hoping they could get some renters in, and we could both make some money. We were notified by our building maintenance on June 13th there was a water leak in our unit and the damage had also moved to the unit next door. We found out a few weeks later that a guest had tried to notify Charles about the leak at the beginning of June during their stay and received no response. So, it would seem he was aware of the leak and chose to do nothing about it. Their cleaners had to see the black mold that was growing on the wall in one of the bedrooms, and also chose to do nothing about it. There was also a hole in our living room wall, and we were only notified of that when building maintenance informed us of the leak. When we asked Charles about it, he stated he charged the previous guests for it, and he would take care of repairing it. After numerous times of asking when it was going to be repaired, he eventually stopped responding. We even received a letter to our permanent residence in TN from guests who were scheduled to stay in our unit for a time period in July and only notified of the leak the day they arrived. Xavier Rose finally got in touch with them the day they arrived in Myrtle Beach and told them they could stay somewhere else or get a refund. The guests chose a refund because they had tried to reach out to Xavier Rose numerous times before arriving and didnt receive a response, so they made other arrangements. However, they were still emailed a code and were able to get into our unit, even though it was unrentable due to the leak. The guest went to our unit to make sure he wasnt being lied to. The letter stated they had to reach out to Xavier Rose multiple times before they were given their refund. The first weekend in August was when they were scheduled to turn the condo back over to us, return our items (comforters, pool bands, etc.), along with our $375 lock for our door that they had taken off when they took over the property management, as well as collect their items being used in our condo. My husband drove to MB where he tried to reach out to Charles numerous times, and Charles ended up ghosting him and refused to answer the phone. They essentially stole our items as well as kept money that was owed to us. We ended up hiring a lawyer to see if that would give them incentive to return our items and pay us what we were owed from previous guests stays, and still no response from them. We believe that they have now created a new business name to operate under in order to avoid all the people they have done wrong from Xavier Rose Vacation Rentals. They are an unethical company as well as human beings and need to be shut down.
