    Do your research when dealing with this company Avenccia Homes and GRH. This family is in a court battle over financial situations. My friend bought a condo in the area and it was nothing but false promises. Some phases of the neighborhood is still incomplete. Run while you can.

    I will share the pros and cons. Overall there are many pros contrary to the reviews. My husband and I recently closed on a townhome here in Riverwalk on April 4th. That was pretty seamless and most all things on the inspection report were addressed and fixed. John the project manager was excellent and went above and beyond for us. Things that could not be fixed yet, are in writing and I am confident they will get done. The community is lovely and so far we have really nice neighbors around us. It is quiet here and even with walls in between I can honestly say we have not heard anything from our neighbors. They are very pretty town homes and I love the different colors and the over all vibe. Now onto the cons. Most folks know when moving in walls tend to get scuffed up, especially up the stairs. I wasn't too concerned because we had the paint color and even during our many visits here we were told touch up is a cinch because they use flat paint. NOT great paint, but it is what it is for builder grade. We love the color which is called whiskers. After we have been getting settled it was time to touch up all the scuffs. First, do not dare use a magic eraser as it will make it worse. I am aware of that. I got a gallon of the whiskers color after confirming once again with Anthony the colors used in our unit. My first little touch up I knew something was off, it did not match and it actually looked worse. Also, another worthy note I needed to know the ceiling paint color because we had some nail pops come through after having the carpet removed and new floors installed upstairs. Anthony gave us two options and was not sure which one was used on the ceilings. We purchased both to be safe. The dry wall was finished and then paint testing. Guess what? No match on either one. So now we have a mess of paint confusion. I called Anthony to inform him of this. He then proceeded to tell me that the whiskers color came premixed from PGG paints and I would have to go there to get it. You get no paint samples for touch up so you are left on wild goose chase. So in my car I went to PGG. PGG informed today that the premixed whiskers is no longer available and has not been for 2-3 months. SO not matter what, I won't have a perfect match. PGG did however have some ceiling paint that they "think" was used on our ceilings and I will be testing that tomorrow. Although Anthony apologized for not informing me precisely, which is pretty pertinent, the mess is done and we are left with either having to hire a painter to come and paint the entire stairwell and hall, or live with mix matched paint now. A new home we have only been in for two weeks. A new home, no actual paint color for the ceiling, and paint you can no longer obtain. (We bought the PGG paint brand and color from Home Depot for our touch up initially) We were told multiple times how easy it is to touch up these walls. We have never had flat paint in our homes so this was new to us. Disappointed, exhausted and annoyed at the misinformation and lack of knowing. There are far worse things in life, but I want others to know this because most people want to touch up scuffs and dings left on their walls after moving. You will be out of luck so I recommend putting tarps or something on your walls to protect them on moving in day. I won't share the bad photos, the story speaks for itself.     If you think for one second that you are getting a pool and other amenities, do I have news for you. Owned a home in the neighborhood. It was a nice home and the people are generally nice, but there is so much drama, so much tension, stolen HOA funds in the hundreds of thousands, no response whatsoever on issues, the list goes on. If I could do it all over again, I wouldn't. I feel bad for people who are moving from out of state and have not seen the news stories or heard the gossip. Be careful if you are looking for a townhome. In the time I lived in the area, the monthly fees for the existing townhomes literally doubled with no change in services. $300 per month for??? No clue. Last townhome I lived in (not built by this company) was $120 a month for all yard work, exterior maintenance, and a pool. I'm not sure if anything has changed in recent months but watch out. Edited to add... So I heard the pool thing is actually happening. I have to say I'm shocked. Only took what, 7 years?? 8? Still, be careful. Don't for a second expect transparency with HOA funds or a responsive management team.
