Springs at Lakeline

Im currently in the process of searching for a new apartment with my wife, and we recently visited Springs at Lakeline to check it out. I have not decided on an apartment yet, but I felt like I needed to leave a review to recognize the amazing work that Rachel in the office is doing. She is very knowledgeable in the industry -as anyone who speaks with her will quickly discover. She is very personable and was straightforward answering our questions, even if she knew it was an answer I didnt want to hear. Rachel displays all the qualities I would want/need my property manager to have. Clear, direct, polite, and intelligent. The only factor keeping me on the fence about signing a lease is the fact that there are no assigned parking spots, nor are there any covered car ports available. This is worrisome due to the random nature of our weather here in Austin -with all the hail falling sporadically through the year. I was informed that they do offer garages and some units even come with an attached garage. However, they are a little out of budget for what were looking for.

The application process has been so easy and its all thanks to two amazing hard working individuals, Rachel and Darius! They have made the process of moving a lot less stressful than it usually is and have been helpful with me and my roommates throughout the process.i have lived in Austin for 3 years but now I feel like Im actually home! Beautiful area and nice quiet community. Stop by and talk the amazing team at Springs at Lakeline.

I've been living at springs since 2019, San Antonio location, to Buda Location to the Austin location! The staff has always been helpful and Smyrna has always been professional. I hope they open more properties!

I am currently in the process of moving in to the Springs at Lakeline- and Rachel and Smyrna have been nothing but helpful! I booked a very last minute tour with Rachel and she was so kind and understanding despite being extremely busy. She has been nothing but transparent throughout the entire process, and has been extremely communicative. When Rachel has not been there, I have been in contact with Smyrna who has been just as helpful and kind- always making sure I am in the loop with what apartments are coming available (I started searching early), and Smyrna made sure to tell me promptly when one that works perfect for me was ready. The complex itself is beautiful, quiet, and located conveniently for me. A huge step up from my complex now- living off of the frontage road, no balconies, no grass, and having constant noise and problems with neighbors. I am very excited to move forward and be a resident here thanks to my experience with Rachel and Smyrna!

Update. I am a former resident of Springs at Lakeline. Last evening I was reading some of the recent reviews; in particular, the topics, parking, trash and fees. I feel the need counter the recent comments. Parking. During my residency here at Springs in 2020, under the supervision of different property manager, there wasn't a system for parking enforcement, it was uncontrolled. It was a nightmare for residents. Never any parking for people who pay rent. However, when Smyrna came on board, she righted the ship. I applaud her for enforcing parking of visitors. Job well done Smyrna!! Keep towing!! Valet Trash was never an issue. Never. On time, regularly scheduled. Closed on limited holidays like any other business. Fees. When I moved out after 15 months, I received 100% of my deposit returned by Smyrna. No extra fees or penalties. Refund timely. Springs at LL are completely ethical, fair and just. As I read the negative reviews about Smyrna's management style, I am in complete disagreement with those perspectives. Smyrna's runs a tight ship and has her act together. I applaud her. Excellent job!! ****** Previous post from 2021 Overall, Springs at Lakeline is a safe choice. I've enjoyed living at Springs, the community is very well maintained, and the maintenance staff is fantastic; super nice guys. The apartments are nice. If it were a hotel, I'd give it 3.5 stars. Its not luxurious, but it's nice. Well behaved neighbors. The office staff is responsive. I usually email them, and they always respond same day. The clubhouse and pool area is beautiful and well kept. The current price point on the rentals is steep for what you get, however, the Austin rental market is driving and supporting the rates. Parking is ample, however, the only challenge is finding a spot close to your apartment. If you arrive after 9pm, you'll have a hike; typically having to park on the other side of the complex. Garage's are available for a fee if you want to avoid that hassle. Visitor parking isn't monitored so that contributes. Jenny the area/district manager is excellent; and is attentive and reasonable. Very professional and listens well. In the big scheme of things Springs at Lakeline is a nice place to live. They've treated me well.
