I closed in 2/19/19 And apparently I was sold the lemon Everything Has Broken The air conditioning HVAC system omg the ductwork and Installation they don't even know how it passed the inspection even the microwave broke. We have not been able to enjoy it and Not to add that we got dumped into this program that we pay 6 percent on and this is our 1st house and it has been a nightmare and the realtor thinks it's funny to not have plumbing for the 1st 2 years of having a house and we went down to the city and none of it was permitted and we came out of pocket for it. She stringed us alone long enough so it's pass to time we can sue her now we moved out of government housing to live in this house that's broken when it was supposed to be move in ready but I got a gift card 8n the mail for 10 dollars so that should make up for it right it's a shame how we got messed over

First time home buyers, Ashley and her team at Guild Mortgage made it super easy for us. She did a great job explaining the different grants and rates we could get (pros and cons), moved quickly to help us close when we found our home, and we got a great interest rate! Her team is also very helpful with letting you know what is needed from you and keeping you updated through the whole process. Honestly if I knew it was this simple to buy a home I would've done it years ago, I highly recommend Guild Mortgage especially if you're a first time buyer they make it effortless for you!

I was a first time homebuyer duped into using a grant program that allowed them to lock me into a 6.5% interest rate. Closes 02/01/2020 This grant is forgiven in 7 years, so it seemed great. I asked them in a year or so, can I refinance to get a lower interest rate? And her answer was yes, but you probably wont want to because interest rates are projected to continue to increase. I was skeptical they would increase so much, so I went off her word and took that chance. I was told the only stipulation was I couldnt sell within the first 7 years, or Id have to pay the grant back. No problem. I currently have a middle credit score of 700, qualify for 3.5% interest rate, but my program wont allow me to refinance for 7 years (as I was told I would be able to if I chose to). I feel either complete ignorance is to blame, or something more nefarious and snake like. I trusted and expected more of this company. The month after I closed, they transferred my mortgage to a company named gateway mortgage. They sold me off right after I was inked. I feel it was planned. Complete BS. Stay away at ALL COSTS.
