Trash dump at north Dallas Ever since Tides took over the property has been slowly run into the ground.

03/2024 UPDATE: Things have definitely changed after 2-3 years of living here. Under new management. TRASH HAS BEEN PILED UP FOR WEEKS NOW (03/2024) & the grass and bushes look a mess. The office doesnt communicate w the tenants much about what goes on around here either. Office admin arent helpful at all. There is someone new in office every other month who seems to not know anything. Less parking with reserved spots you now have to pay for to use. Additional fees and charges that dont make any sense. This new management company is just full of greed. When I first moved in here I absolutely loved it. Now, not so much. Maintenance is helpful, that is probably the only positive thing about this complex. You can definitely find better.

3/24 update: Grove at Rosewood (sold to tides sometime 2023) was a dream, Tides at North Dallas was a nightmare (2023-2024), whatever it is now is hell. _____________ I've lived here almost 2 years. Pros: -more affordable rent than other places -trash from parking lot is picked up. Grounds are well maintained. -there's neighborhood cats that are SO sweet. (Con: they took our neighborhood cat ) Cons: 1) Ammenities -gym has about 10 peices of equipment and only 1 of them works reliably. Everything else is broken and has been for the last 2 years. I've called and asked several times when things will be replaced. There's currently no plan on this. Weird that the gym has 3 glass walls one of which is attached to the leasing office so the office can watch you workout -pool is closed all year long. If you call in may they'll say it'll open in June. In June they'll say they're waiting for a permit. In July it'll close for the winter (??? Not an exaggeration pool has not been open a single day the 2 years I've lived here). -wifi is included in the rent so you have no choice about wifi services. You're required to pay for cable (I used to pay $14 a month on my own wifi now pay $70 to the apt) 2) General upkeep - gate is broken 60% of the time - the homeless population lives nearby. They're not unsafe but they do routinely shop in the trash cans and leave a mess -TOWING. These people will snatch your car up. Your car has to be registered to the apt AND to a towing company. And this has to be RENEWED. You won't be sent a warning. Ive had my car registered for the 2 years I've been here and my car has still gotten towed 4 times ($250 per time). Junker cars with 4 flats aren't being towed. -you need to remove everything from cabinets for pest control to treat your apt 3) management - just unhelpful. Not available, seems to be 1 person on staff in the office, -the one staff person was unwilling to give us info for the management company (finally gave us a false number) and was unwilling to help me settle issues I had -honestly worst apt mamagement -tides franchise is acquiring a bunch of properties so upper management is not available and do not oversee the complexes
