My stay at university place has honestly been the best experience ever. Ive never had any problems with this property at all and the Manager Dawn Klinger has always been helpful and very informative on all things. Going through the seasons and crazy Texas weather has never been a problem as my apartment has never lost water or electricity. Very great stay! Love this place!

Our Baylor student moved into University Place Apartments (UP) three years ago after living in a Baylor dorm during her freshman year, and she has been happy and comfortable at UP ever since. Even though the UP apartment units are not brand new and lack the bells and whistles of newer complexes (such as in-unit laundry...there is only a common/shared laundry area at UP), it has the most important things, which are well-maintained grounds, a perfect location with parking that is monitored to ensure use by residents only, prompt responses to maintenance requests, and attentive, caring management personnel. Although she is the complex manager, Dawn is also like a second mom to the residents, and her office door is always open if a resident needs anything. She communicates well with both student residents and their parents alike, and she genuinely cares about the wellbeing and safety of the tenants and is responsive to concerns. While our daughter has not had many maintenance needs, the few requests that she has submitted over the years have been promptly addressed and resolved by Chris, who does a fine job of keeping University Place in top shape. The complex regularly conducts groundskeeping with professional crews as well as monthly pest control. It is a well-run, comfortable environment and, while not fancy, it has provided a great home away from home for our daughter. The porch swings are a nice touch, and aside from some recurring drainage issues with some of the complex sidewalks, the grounds are usually in great condition. Unfortunately, the rent at University Place has increased dramatically over the past three years -- increases of more than 30% from 2021 -- but I suppose that is a result of the overall economy and inflation. Even so, there is a reason my daughter has renewed her lease each year, which is because of the staff and overall complex management/ maintenance. Nothing is perfect, and there is always room for improvement (such as in-unit laundry...), but I would highly recommend University Place because of its great staff, amazing location, and consistent quality. As a parent, I have been very pleased with our daughter's experience at UP during her undergraduate years at Baylor.

University Place has been the perfect fit while at Baylor!! My husband and I have loved making it our first home together. We are in a one bedroom so it's cozy, but makes pretty good use of the space for the limitations in square footage. It isn't the newest inside (the beige walls and the greenish carpet aren't my favorite) but everything that needs updating to function like sinks, drains, oven etc. are newer and work great. I love that the whole complex feels cute and safe on the outside with the porch swings and the well-kept landscaping. The best parts have to be not buying a parking pass for class and the awesome, quick service from Dawn and Chris. They both are so kind and skilled with running this place and customer service. Chris has made me a new key in 5 minutes after I lost one, fixed the AC and given us extra filters, among other things. After my last apartment having the worst management imaginable, this was a dream! My least favorite thing is that there are no washers/dryers in unit. It's kind of a hassle to plan when to do your laundry when you can quickly get there to check on your clothes, since the whole complex can access anything. Lastly, it might be helpful to know that while I've been in this one bedroom, the rent went up 23% from year 1 to year 2. It's going up another 10% in year 3. Still is probably the best bang for buck in the area for Baylor students, but I'm sure it will only keep going up. Overall loved this place and will really miss it!

Dawn, the property manager is absolutely amazing! She is helpful, friendly, down to earth, and always wants the best for her residents. My roommate and I who are sophomores at BU this year had a very easy move in experience under Dawn, and I would highly recommend living at University Place as long as Dawn is the property manager! She keeps the units clean, makes sure pest control and maintenance are always on standby, and it is a safe, welcoming community. You will not be disappointed!
