I would rather live under a bridge. Less dog poo and mold. The graffiti is by West Jordan Code is supposed to be cleaned up in a week. but never happens. But be sure if you are out of compliance with anything you will be subjugated and charged a fee for whatever! The creek is full of garbage and glass. if you have kids they likely cant play outside due to aggressive residents and the ridiculous amount of dog poo. seems the dogs have a better place then the kids do. the fences are broken and allow the homeless next door to go through garbage and cars. If you want to stay here i would suggest contacting WJ PD and GRAMA request how many police incidents happen here. Honestly if you can stay somewhere else i would. there are several places that have been built this last year close to. good luck!

I lived here from Feb 2015 to April of 2017. At the time, Cascade Springs only had 4+ star reviews with little to no complaints, which is why I chose to live there. I moved because I bought a home, and for the most part living there was good, but I could tell it was on the way down. Rents jumping up in cost every year, locked pool and hot tub on the weekends and broken or poorly maintained fitness center equipment. If I had to rent again, I would look elsewhere.

Where do I begin? They have damaged stairs that my neighbor tripped and fell on and wound up in the hospital for a month and almost died from a head injury. They constantly have construction, leaf blowers, mowers, or something going on ONLY in the very early hours of the morning when people are still sleeping. They use the cheapest carpet known to man so that way they HAVE to replace it after every single tenant moves in. It is the carpet that looks new for 2 weeks and within 3 months looks beat up and shabby so they can charge you a lot when you leave. The electric wiring is really bad, and your bulbs blink a lot and even have a flicker to them. The other tenants they allow in are of a very low caliber so there was fighting and yelling, and bottles being thrown and broken all the time. Things always got stolen from my porch. They do have an Amazon locker, but they don't monitor it and it doesn't open and allow you to get packages half the time. The walls were very terribly painted and were obviously rushed. The only good thing I can say about this place is that the office staff was nice. Other than that, this place is a total dump!!! DO NOT LIVE HERE. You will not enjoy most of it and I guarantee they will find some small thing to charge you for upon leaving.

Thank you for sharing your experience during your time at Cascade Springs. We appreciate your feedback and understand your concerns. We continually strive to improve our community and take resident feedback seriously. While we regret that some aspects of your experience weren't entirely satisfactory, we have taken note of your comments and will use them as we work to enhance our community for current and future residents. Our pool is our best and most important amenity, and we recently resurfaced it and for sure do not want to have it closed. We have ordered new equipment for our fitness room and hope to have it delivered soon. If you ever reconsider living here in the future, we'd welcome the opportunity to show you our improvements and address any concerns. Thank you for your previous residency, and we hope to see you back!

This repeated bad review from you saddens us because you were one of our many residents who would come into the office and have short friendly conversations with us. None of these complaints were ever brought up. Up until you decided to put bad reviews everywhere, we thought you were happy here. In regards to the early noise complaint, we have a landscaping company come once a week to mow and trim our property's grass and bushes, and they need to start early due to Utah's heat. This is only once per week. Our stair treads are old, but we inspect them often. They get water corroding the two bars of rebar that go through them. It causes them to expand and crack the tread. If this happens, we will contact vendors and have them repaired. It is true that a resident fell and injured himself years ago, although he didn’t almost die. It would be good if you could contact us to discuss this as we don’t know what construction you are referring to or why you think our Amazon lockers don't have surveillance. We value our residents and strive to create a positive living environment for everyone in addition to looking for ways to enhance our community. Cascade Springs Management (801) 568-2555
