From day one, whether it was an emergency repair or a simple inquiry, they are always on top of things and handling it with the utmost professionalism.

    My husband and I used TBM to manage our property from 2012 through 2017 and we loved their service so much that when we were in need of a property management company in 2021, we went back to TBM and have not been disappointed. TBM helps to keep our tenants happy by providing on-time and efficient repairs when the need arises. They do a thorough vetting of potential tenants and all the leg work for you so you can have peace of mind as a landlord. Even my CPA commented on the thorough year-end accounting information provided by TBM for tax purposes! I certainly recommend TBM for your property management needs and rentals.

    As a real estate agent and former tenant of 6 years, I can't recommend Tri Borough Management enough. They respond to requests in a timely manner to keep appliances up to date and use reliable and competent third party vendors for repairs. The office staff are friendly and helpful. Easy to use portal for rent pay and work tickets. A no-drama experience, highly recommend!

    UPDATE: I'm so sad to be updating this post, when I had previously given Triborough Management 5 stars. I sent in my intent to vacate, and because the owner wanted to fill the home as soon as possible, I spent several weeks scheduling potential-tenant visits and coordinating them myself in order to be helpful. When I moved out, after 3.5 years of being model tenants, we liked this company so well that we spent a lot of time patching even small nail holes in the walls which are allowable in the contract, documenting all of the contractual obligations like steam cleaning and pest treatment, etc. into an easy-to-read document, and even returning to the property after we had left to make sure the trash company came to pick everything up and the home was perfect. I received my down payment back, -$400. I asked why $400 had been deducted, and after more than two weeks of back and forth and asking him to PLEASE tell me which part of the contract I had not fulfilled, I was informed that the person who had made the decision visually reviewed photos of a bush when we moved in in January to when we moved out in June, and since they didn't match, they charged me $400 for landscaping! I pointed out repeatedly that it is a deciduous bush and in the first picture, there are no leaves because it's the dead of winter, but they still refused to return the last $400 of my security deposit. I have email documentation of the most absurd exchange you can imagine, with this man literally saying "I could have taken more money but I didn't" and me responding "I did everything that I was required to do in the contract and sent you evidence," on repeat for weeks. I am still fighting to get it back, but this was the most shocking, shameless theft that I have experienced by a professional company in my entire life. My recommendation is to stay as far away from this company as possible. If you are forced to work with them, you will need legal backing. Original Post: I am in the middle of a really bad experience with my neighbor at a rented property. Every time I reach out to Tri Borough Management a real person reaches back out to me to discuss within an hour. It's so nice to feel like I'm not just talking to an inbox. I only had one maintenance request this year and it was resolved within 2 days (it was very minor - just outdoor painting). Plus, we had our annual inspection so that we could renew our lease and the inspector was just the nicest gentleman. This is a great company to work with.

Ms. Faddegon, your opinion of our firms commitment to our tenants well being, response time in getting any issue resolved and ensuring someone was always available to address any concern you had during your entire occupied time at the premises is actually reflected in your own words as your original written review. Your revision to the original review was initiated after your move-out and based on a single charge against the security deposit that was levied by the landlord. A charge against the Security Deposit is a landlord decision and property management can only enforce it, if the lease document supports and defend such action, and that it is reasonable in nature. In the lease you signed with the landlord and TBM must rely in, Paragraph 19 (f) on page 6 of 13 of the signed lease clearly specifies the upkeep and maintenance of the exterior grass, shrubs, trees and all vegetation on the premises shall be the tenants responsibility. On October 11th, I had emailed you the copy of the executed lease, along with both the actual inspection photographs taken within 3days of your Move-In and the another set of actual inspection photographs taken within 3days of your move-out. It is clear in the photographs the exterior yard maintenance was not kept up. The neglect caused an HOA violation and had to be addressed promptly by our licensed and insured vendor who's time and labor expense to trim all of the exterior shrubs, tree branches, removal of dead plants, re-mulching the front beds and discard the debris was a very reasonable $398.96. This was a 100% pass-through expense to the vendor. There was additional significant cosmetic damage -discoloration of the siding due to foliage- caused by neglect and that expense was actually covered by the landlord. I am sorry for your change of heart but we take pride in providing our landlords and tenants exceptional services, and doing our best to ensure they have a pleasurable experience.
