Exchange Place Apartments

If I could give this place NEGATIVE 5 stars, I would. Back in 2022 I was looking for a place in Richmond while living in DC area. I had one of the managers, Tiffany, give my aunt a tour of the apartment because I did not live in town. The entire tour, I was on FaceTime with my aunt. Cut to moving in, I tried to open the windows and find out they do not open. I call maintenance, who informs me someone will come by to take a look. No one comes. Okay, I ask the leasing person, Jordan Caples, about the windows. As someone who has asthma, I feel better with open windows. She tells me the windows DO NOT open, historical building etc. I then ask why I wasn't told of this, she makes a call to Tiffany. She gets off the call, tells me, verbatim, "Tiffany just said your aunt actually said you don't care if the windows open." At this point, I was shocked because no where during the tour did this come up. So either Tiffany or Jordan lied about who supposedly said what. I then decide to break my lease and unfortunately did not fight but paid to break the lease. Monthly payments were arranged, and I thought I paid them all, until today, a letter arrives saying they are taking me to court for unpaid fees. All this from a lie, which had I been aware, would have NEVER EVER signed the lease for an apartment like that. Very dishonest people and I regret the day I even looked at their apartments. Now I avoid Duesenberg properties like the plague.

I lived here for 3 years and moved out in August and would never rent here again or recommend it. This place consistently would not have hot water in the winter, there was construction happening all three years I lived there, and they had inconsistent WiFi. I was on a waiting list for two years for a parking spot but they never had one open up. They also took the entirety of my deposit and charged me extra due to painting, even though its common practice that after someone has lived in a unit for three years that there will need to be a new coat of paint done. There was also a deceased person found in the lobby in December 2020, but the managers never informed us that was the reason that the lobby was closed and police were on scene. There were also issues with domestic disputes and a man attempting to break into the unit near to me, so Richmond PD were called frequently. There were packages routinely stolen from tenants as well. I could list even more issues with this place. The reason I lived here was because I was starting my PhD and the location was close to MCV and the rent was low; however, there are no other redeeming qualities about the place.

We stayed here for a year. The apartment is well maintained, the units have new appliances, the heating cooling system works very efficiently, the washer, dryer and dish washer is pretty big in size. They are very prompt in their service. However, one major drawback I find is that the windows of the units (at least the ones which faces the E Main street) do not have proper noise insulation. In fact it is so terrible at times, that the loud cars and bikes on the street will make you feel that you are sleeping right on the street. These car sounds make the windows shake terribly, leave aside how it is in the time of a storm! Also, the windows cannot be opened so there is practically no ventilation in the unit, which gets very suffocating during cooking. Location-wise this apartment gets some cookie points, as it has a GRTC bus stand, PULSE bus stand and the amtrack station within a few-mins walking distance. This has helped us so many times while availing early morning or late night trains. There are multiple restaurants around the place, a USPS post office a few blocks away, a grocery store (Farm Fresh) and a CVS pharmacy within 15-min walking distance. The rent is slightly on the upper side compared to some of the other apartments of the area, but I think with all the utilities included, it was reasonable (until they hiked the rent by more than 8% right after the first year, and that too after excluding the internet from the rent :/ ).

This place is probably the best deal in Richmond. Not to mention the management, in my experience, has been extremely helpful and timely. Anything wrong with my apartment or the building has been resolved in less than 24 hours unless it was out of managements control. If you get an opportunity to rent an apartment here do it fast!!
