    I would like to start off by saying I have never felt compelled to write a review before I met Trecy. When we got to Viva she was beyond helpful and one of the sweetest people Ive ever met. Since living here she has been my go to person for so many things. She is always there to say hi and have a quick chat. Any issue I have had within the apartment she is there for me to help and often get it done as soon as possible. Aside from her being professional and doing a stellar job, I can attest to her wonderful character. I can truly say that Trecy makes living at Viva worth it and the building would not be the same without her.

    The noise is unbearable. Ambulances and police cars drive by every hour and there has been construction on all three sides of this building for over a year.

    Update: they have changed management but are still owned by Avenue 5 which is being sued by the state for artificially inflating rentals in Seattle! We lived here a year, what a disaster! Many of the amenities like security cameras and BBQs were broken most of the time we lived here. Staff were friendly but unhelpful when cars were broken into in the garage and needles were found. Pros: -Newer building (well insulated, never needed to use the heat) -Fast Elevators -Great location -Nice roof (If the BBQ and firepits are working) Cons: -Parking is $250 and spots are all compact size. -Conservice seems to make utility bills higher (Monthly service fees ($5 a month) -Tenants required to pay "Common area utilty Fees" instead of Viva including those costs in your rent ($25 a month) -No AC and windows barely open so apartents get 100 degrees in the Summer. -Fire trucks/EMTs pass by Madison 5-10 times a day, nearly impossible to escape. Lived in Capitol Hill 10 years and this was by far the loudest apartment I've ever lived in. - Trash Chute clogged weekly -Package locker breaks weekly -Roof fire pit and BBQ broken for over 9 months -Building is very neglected by staff, Hallway lights broken for weeks because there is only one Avenue 5 repair person so it takes weeks to fix all properties. -Cars broken into every few weeks -Security system was out for 6 months so VIVA had NO pictures of cars being broken into, they said "SECURITY VIDEO IS AN AMENITY" and not guaranteed. Correct, Security is not guaranteed here. Even the local leadership Melanie Frankart knows this and doesn't seem to care. -Needles found in garage, but video system broken so no footage. -Staff eats, drinks and uses the restroom in the common room (Which tenants pay for in the monthly $25 common utility fee). -When we moved out, they tried to raise our rent 36%, you are a number, not a neighbor. -Staff knows nothing about the culture or area of capitol hill, just people living there to fill the place and make money. -Overflowing dog poop bins as Staff never takes 2 minutes to walk around the building. -Trash on streets on sidewalks as staff doesn't really care about outside of property. . You think there would be some pride in running a building like this but stay away. They will intice you with free rent and discounts but there are several fees they won't tell you about. Be warned! UPDATE: I see management tried to downplay our concerns. Many of our problems (broken car windows and needles in garage) happened with the new management so this is clearly an Avenue 5 issue which comes from the top down. It wont matter which person manages this building if its still Avenue 5. Be warned! The two weeks free arent worth it.
