    Everything was great with our build until it came time for finishes and final inspection. Charles was our project manager and he was so phenomenal to work with; I wish he was the business owner, because I feel we wouldn't had a wonderful experience from beginning to end. The owner, Joe Greenspan, like all other reviews have stated, went radio silent for weeks at a time, then promising one thing and not seeing it through. We were given the okay after 13mos to sell our house because we had a move in date and two weeks later, after accepting an offer, he told us that move in date is impossible and didn't take responsibility. He favored his subpar painter over us when we wanted to fire him and find someone who could paint in a straight line and follow directions. We received a lien notice from a vendor even though we verified and approved payment. Not sure what else he was doing with our money, but everything since was very shady. We ended up consulting a lawyer and filed for termination from SPH in winter 2023. Based on what the sub contractors told us since, it was the best move we could've made. A+ work to Charles, F- to the rest of SPH.

    Joe has Completely ghosted our project. We are missing many items from our contract that have yet to be instaled. We are also missing many pcs of trim for our cabinets, unpainted trim from past repairs, we have windows that don't work, screens that don't fit, warranty items not being honored by their subs, electrical that isn't complete, exterior lighting items missing. And to top it off, it took Steeple Pointe homes (Joe Greenspan) 18 months to get the home to the current state. We are not 15 weeks past moving in and nothing has been completed on our punch list and there is no sign Joe Greenspan will ever complete it.     Owner Joe Greenspan and Steeple Pointe Homes have NOT YET completed my home to satisfactory requirements since Nov 2021. Ignoring my requests month after month after month after month to finish important tasks. Owner, is blowing me off without committing to dates. Every customer and supplier that is affiliated with Steeple Pointe that I have spoken to is experiencing the same problems. Will NOT hire qualified professionals to complete my remaining items. Will NOT take any initiative to complete my home with the money I paid in full. Being constantly lied to and if Joe and this company had any integrity, decency, or care for their customers, they would show initiative to complete my home. I would not trust this company to run a lemonade stand let alone a custom home building company. Signs are they are going out of business. I will take this post down once all items are completed, if it is still here, it is because Joe has not finished any of my tasks. Service: Custom home design

    When we first built with steeple pointe we had a good experience and they built our dream house. HOWEVER now that it has come to our 1 year fixes Steeple Pointe is now missing. I started contacting Joe in August of LAST year where he ignored all my emails and calls. FINALLY when I told him I would hire my own contractors and send him the bill he finally called back. We finally got started on fixes in January of this year. In the middle of the fixes the worker left steeple pointe. Joe did say he had a replacement and he would be in touch with us. Hes been promising every week since March this guy was going to come finish our fixes. Now we are back to Joe ignoring us. We have more then half our fixes not completed and its beyond frustrating as we spent a lot of money to build this amazing house and Joe has no respect. I would NEVER recommend building with Steeple Pointe anymore as once they get your money they will stop responding and not fix what they promised they would fix! Update 7/25/22 Still waiting on my punch list items to get taken care of. They say they will show up and work on list and they never show. Going on 1 year of trying to get my repairs done!     Buyer beware, our experience has been the exact opposite from other reviews, Steeple Pointe Homes did not follow our plans, violated the contract and did not meet our specifications and its now 100 days since taking possession of our home and many of the punch list items remain. More to follow on future posts Mike Schroeder more to follow post Albeit its been more than 3 years since my comment of more to follow on future posts, I attribute my delay with this post, with a chunk of the time being due to the Covid Pandemic and trying to work with the builder. As stated in my original review we were at 100 days with many of our punch list items still open. Punch lists correction dragged on for more than 6 months after closing and during that time we identified and conveyed to Steeple Pointe Homes a number of additional items which were direct violations of our plan drawings and their own written specifications, which I will share later in the post. In early October Mr. Greenspan demanded a final payment for the money withheld for punch list items they had completed and that the balance of the items would be mediated. Upon review, we determined that the payment requested was not accurate and via E-Mail expressed that we would like a review with their accounting person so that the correct amount could be agreed to and subsequently paid. From that E-Mail request, we received no response. In Mid-December we received correspondence (via E-Mail and registered letter) again from Mr. Greenspan demanding payment and since we had not made the payment from the previous October request (incorrect amount) that our failure to pay was a violation of the contact and as a result the contract was null and void and Steeple Pointe Homes LLC would have no further responsibility for correction of Identified items. We once again stated that the requested amount was incorrect and that we would like to meet and get to a correct amount and mediate the remaining items. Once again, we received no response from Mr. Greenspan. Here is a top line of the issues at hand there are too many to mention all of them: Mortar color variation, our home is all brick and we ended up with patches of different color mortar see the attached pictures, and ask yourself would you want your brick work to look like his Our plans and Steeple Pointe Homes LLC. specification call for 5/8 drywall on the truss area of the ceilings but only 1/2was provided, which reduces sound absorption, insulation value, and most important of all, burn through time of the drywall in the event of a fire. Insulation installed, either blown in or spray foam, do not meet the prescribed depths or sprayed thickness. Steeple Pointe Homes claimed that blown insulation will settle over time but documentation from the manufacturer clearly states that the insulation provided does not settle. Another example of corner cutting and hollow excuses. No vapor barrier was installed in the garage per our plans. A number of HVAC issues of control capability, device requirements, duct sealing requirements and proper sizing of the system per contract specification have yet to be provided. Wood window sashes not properly finished per window manufactures requirement The soffits, facia, and trim on our home has been painted the wrong color despite the Steeple Pointe Homes selection sheet that confirms our desired color. A settlement credit agreed to by a former manager at Steeple Pointe Homes for a punch list item not recognized in the final billing was reneged or forgotten. This made the final bill amount incorrect, but Steeple Pointe Homes never reviewed the previously agreed to credit. Mr. Greenspan then wrongfully decided to void our contract and warranties because Steeple Pointe Homes allowed us to move in before final payment now our 1-year punch list of more than 50 items remains unaddressed and Steeple Pointe Homes does not plan to come back to complete or repair any of it. On to binding arbitration, in future posts we will share further information
