I hired this company last summer to help me navigate being a first time home owner who is leasing out their home during a pandemic. They have been extremely helpful in working through a complex situation. I appreciate the care they take with both the tenants and me as the home owner, and the time they take to listen to us, because I think it is important to understand what the needs are and to accommodate as much as possible. They work to make sure the situation is fair for both parties. I highly recommend them for any situation. Kayia is professional, responsive, and reliable. She does what needs to be done to take care of your investment in a professional and caring way. If I could give them more than five stars I would.

This company is utterly incompetent. I asked Kayia to find tenants in February for a student rental next to EMU. She said it'll be easy to find one in the summer. She then had a hard time finding a tenant in the summer and asked for more money since she wanted to have other real estate agents find the tenants instead. She then said she found a tenant but the tenant withdrew 2 weeks before the lease started in August. She has no copy of the lease he signed and no down payment. She was fired for this. You can't trust her with your investments. She's a liar, who is too prideful to admit that she doesn't know, when she doesn't know, who will leave you footing the bill. If you want to waste your hard earned money, go with H & H. Otherwise, check out Baker Street in Ann Arbor, who I replaced them with. They're doing a great job!

H&H Property Management LLC takes care and manages the properties for my company - Key Property Rentals LLC. My experience with their work is exceptionally good. The quality of a property management company is not recognized during the quite times when everything is functioning as it should. After all, collecting rents and arranging snow removal is not complex - most companies will manage that sufficiently. The quality of property management is evident when an emergency occurs - either with the properties, or with something else. My company experienced both. When in one property the plumbing leaked Kayia and the team responded immediately, stabilized the situation (having to work well into the night, as emergency occurred in the evening), dealt in a very constructive way with tenants and came up with the long term solution. This was all done, being unable to contact me due to time difference. Afterwards the solution was verified with me regarding the costs and all was ready to proceed. As I work and live in Switzerland, the second emergency was financial, when the bank which provided services changed its policies and suddenly stopped providing services, disabling the company to pay the utility bills, and putting residents in danger in the middle of the winter. Again, Kayia and the team assisted in every way, provided a direction and helped keep everything running without any interruptions. This is how one gets to know who provides quality service in every situation! I recommend H&H Property management in the strongest way!
