image While the location and service are good, everything else is terrible. The hotel itself is beautiful with very nice lake view. However the rooms are just terrible. Walls are paper thin and conversations in the hallway can be heard. The wifi is crawling. Have they never heard of broadband? The shower pressure is barely there. We couldnt get the room to actually cool down properly in the middle of summer. The AC ran, but it wasnt any better than a fan. The unfortunate thing is that the comforter is so warm. If only we had stayed here in the winter, but it never gets that cold in Southern California anyway.

image Have stayed here twice now. I really like the location. The beds are very comfortable. The rooms are quaint. The staff is impeccable. Its my go to for this area.

image Rooms are like an unrenovated motel. Not upscale. Bathroom looks ancient and feels like being in a dark cave. Strange odors waft throughout the room. Closet with dirty vent overhead. Stains on outlets and smelly carpets. Couch creaks and feels like it will fall apart. Very dark with minimal lighting. Reminds me of an Element or Best Western property, not an upscale modern one. Staff are ok but condescending and not eager to please. Location is ok for business.

image The Avenue of the Arts is an eclectic property. A combination of new and vintage design along with smatterings of art and music, give the hotel an interesting character with a lively vibe.
The standard room is small but surprisingly functional. Unlike many of the newer or renovated hotels, rooms in this hotel actually have drawers, decent lighting, and enough outlets for plugging in all of your necessary electronics. Pillows are rock hard (but you can ask for softer pillows). The restaurants outdoor patio is quite lovely. Breakfast is typical; good but nothing special. The hot tub was out of service. Location is within walking distance of shopping, restaurants, theater, and concerts, and only a few quick minutes from the SNA airport.
Heads up if a balcony is important to you: Only a handful of rooms have extended balconies (facing the river/jungle and a few on the first floor facing the lake. The rest of the balconies are Juliet style with a maximum depth of about 18 inches (good for standing but not for sitting). Upon checkout, the front desk supervisor confirmed that while you can reserve a room with a balcony, the extended balcony is not guaranteed. If an extended balcony is important to you, you may want to specify this in your reservation and/or call the front desk before checking in.
