Having lived in an apartment in New York City most of our adult lives, we knew absolutely nothing about buying real estate when we moved to California. So when the time came to buy our first home, we luckily discovered there was such a thing as a buyers agent, a realtor who cannot sell the property you are purchasing; a buyers-only agent--who never sells any property-is even better, because you avoid any conflict of interest. Regardless of how ethical a realtor is, if he or she is helping you to buy property he or she is selling, this conflict of interest is built in. Gene Berman is the best realtor and mortgage broker I have EVER worked with. I first used his services in 2002 when my husband and I were looking for a home on the Russian River, and he helped us ultimately land the perfect home for our needs, a fairly modest fixer upper with a second unit. I then referred him to my very wealthy brother, who was looking for a upscale second home in the Wine Country. Gene helped him negotiate a very good deal on a unique piece of property. The next people I referred Gene to were buying their first homes - and he worked and fought as hard for them, with their limited resources and knowledge of real estate, as he had for my brother and myself. One person was so low income, and had such poor credit, that another realtor had pretty much given up on him. He is now a happy homeowner and landlord. I've subsequently traded my river home for a rental in a 1031 exchange, and again, Gene left no stone unturned as we navigated the arcane rules of this sort of transaction. I ended up getting a great deal on the house as well as an excellent loan - which was not easy, since I'm self employed and single. It is amusing to note that another reviewer referred to Gene Berman as a "pitbull", as that is what my friends and I call him. If you engage his services, Gene will fight tooth and nail on your behalf. He will give your transaction, no matter how large or small, his utmost attention. He cares about every dollar (and there are a lot of them in the real estate industry) that you'll spend, or even better, not spend. Furthermore, the fact that he is also a mortgage broker means that there is coordination between the financing and the purchase itself, which makes the transaction that much smoother. I have had the benefit of Gene Berman's expertise in real estate for over 12 years now - wow, hard to believe it even as I write it - and most recently, with a second home purchase in Bodega Bay. I first met Gene when he was teaching a real estate investing course many years ago, subsequently my husband and I asked him to help us locate a suitable rental income property for our first investor purchase. I had no idea at the time how critical a choice it was to work with a buyer's broker, and in particular, Gene Berman. There really is no better advocate for you out there. He knows his industry and information forwards and back, but beyond that his DECADES of experience - he's seen it all - go to work for you the moment you hire him. He is super for everyone - from a first-time buyer to a multi-property investor to a second-home buyer- I give him an unqualified thumbs up for real estate expertise, financing know how and superb negotiating skills. Layer on top of that his ability to understand what YOUR top priorities are and how to get you what YOU want, and you have an unbeatable champion working for you. And the tougher the deal, the harder the folks are on the other end, the more tenacious he is at getting things to come together and in good order. There is a LOT to know, and a ton of details involved, in buying a home or property - and many, many less competent folks out there involved in the industry. So you need someone who not only knows his own piece of the action, but knows all the perils and pitfalls of less-savvy players as well. I've bought two rental buildings, one out of foreclosure, plus a second home with Gene's help. Every single transaction had its twists and turns - an unscrupulous developer on the first deal, a suspiciously-connected realtor on the foreclosure and most recently, trying to move too quickly myself on a property that really wasn't the best fit for me. Gene stuck by me on it all and patiently had me describe what I really wanted, then gave me the expert advice and market information necessary to find that ideal fit and make a really informed purchase that in the end, will benefit me for decades to come.
