Property manager ignores service request, calls, and texts from tenants. We have never been late on rent or violated any terms from our lease. The phone number provided on the company website is an automated voice recording, and the local number for Florida redirects to my property manager's cell phone. This is just the most recent issues. Other problems include the yard was a mess when we moved in, our front door locks do not work after being repaired multiple times, the house we live in in SHIFTING due to faulty foundation, and the AC doesn't work consistently.

Do Not I Repeat Do NOT Rent from this woman tyus is the worst landlord and very rude when told she is not doing what she promised to fix you will ever get i paid her 1700 dollars to move in a house on strickland dr in mableton ga she made it seem as it was a nice house when i finally got into the house there qas no fridge so i could not stay there for the first feew days when i finally did het into the home th oven caught on fire and i had to call the fire department to some it up that stopped working because it was a shirt in it whick caused it to catch fire come to find the home did not have hot water because the pipes were so old they rusted and deteriorated she stated she would have someone come fix them i stayed in the home 10 days with no hot water to bath my 4 children and no stove with the promise of her stated everyday she would have someone come out she never did there was mold in my laundry room that i could smell through the home to the point i was going to pay someone myself to pressure wash it but after 10 days of her not keeping her promise i told her i wanted my money back and she told me i responsible to pay for the days i was there she kept almost 500 dollars even tho i had to boil water for my kids to take a bath and could not cook had to go to family to make dinner i trusted her word and she had no intention to fix anything the back porch had holes in it to where my kids could not go out and play the yard was filthy with trash that she said she would have maintenece come fix and clean i warn you she is a slum lord and you will not get anything fixed so prepare lose money and live uncomfortable if something breaks or is not done she put me through emotional distress and hell! I would not reccomend this company to anyone unless they get a new property manager when askes to speak to the owners she told me they were in france and i could not contact her so now i have to debate rather to take her to court for the rest of my money but after being through so much with this woman i just wanted to run!!! Please watch out!! Its nightmare on ELM STREET

This company and Tyus has been nothing short of a nightmare to work with. When we first moved into our house, we were told that the house was previously lived in by a military family. The husband was deployed, so it was just the wife, baby and mother-in-law, so the house was to big. We paid extra on the security deposit to ensure we got the house. We moved in despite a few issues that we were told would be fixed (the front screen door didn't fit the door frame, no screens in any windows, etc). A few months after moving in, we started meeting the neighbors and learned the TRUE story of the house. The house had been vacant for over 5 years and the roof was caving in!! Our children were playing in the basement and accidently put a hole in the wall. When my husband went to fix the hole, he found that there was mold in the entire wall!! We called Tyus and told her about it. They came out a couple weeks later and did a half-ass job of removing the mold and fixing the hole. Over the next couple years, we noticed other issues popping up in the house. The outside wood paneling on the house is rotting away, the paint is peeling in almost every room, cracks in the ceilings are showing, a rain spot in the front entry in the house (even though we were told a brand new roof was put on!). Basically, Sprit USA bought the house, put patches on everything to make it look nice and rented it out. Now, they have decided that they are going to put it up for sale, so my family has to move. Good luck getting that house to pass inspection!!

This is the worse company ever. They have rats the size of your feet the landlord want do anything about it . I have Mold in my house. she want provide the lease. she has also came to my house her and her assistant Katie talking bad and reckless about me to my neghibor the same people she told me that keep calling her saying that I'm not home. she also told me they was peeking in my window and they said the property was burned up I asked her why didn't she report them to the Cobb county Police she said to me when she fix my windows and I return home she will call the police with me present. After keep asking her for the lease to register my kids she start telling me don't contact her and that I know who to call. her and her assistant came to my home in Feb.2017 unannounced .she told me she was going to drill the locks off my door because I told her my daughter 15 years old she home. after walking over talking to the neghibors Ms.Washinton came peeking in my window my daughters seen her walk in the back yard and look into my kitchen window.

I also had a very bad experience with Tyus Washington. Was looking to rent a home, Saw the home right after a tenant had moved out, but decided to move forward with the application process. I was approved -immediately gave my deposit -expecting the home to be cleaned and ready for move in the following month. Well after many unanswered calls (trying to get the lease signed, and schedule a walk thru) and text messages -she finally told me I could move in. She told me to move in and we can do the paperwork afterwards. I had pushed my move date back 2days because of no contact with Tyus. well when I went by the home on the day of my original move (home was not cleaned, yard was a mess, floors damaged...and I could go on and on). I contacted her...asked her what the deal was. She said she would get this done the next day. I decided to go by the next day...12pm, still nothing had been done. I told her I was deciding against the move because there was no way to get this stuff handled by my move in date. Floors was damaged and I did not want to take off work for someone to come do the repairs. She actually offered to come and sit while they did the repairs. Why would I want to have a stranger in my place of residence with a bunch of other strangers. I incurred many fees (transfers, moving cancellation from the movers, etc) and now I can;t get in contact with her again. If you are in the Atlanta area -stay away from Spirit USA Realty, unless they have a new property manager in place.
