Carnes Home Inspections

The inspector couldn't figure out how to start our fireplace. I started it in 2 minutes. He stayed 1 hour past his leave time when we had work to do and homeschooling because he couldn't figure out how he shut down our internet and how to get it back up. He noted things in his report that were "missing" that our general contractor came over and immediately identified as "right there" and working perfectly. He stated he had never seen an outside AC unit without a pad under it. Our entire neighborhood (150+ homes) is that way. When I called the AC company to clarify (just to see if our neighborhood had a bad builder or installer when it was built) -- the company's only explanation was "it's pretty common -- maybe the inspector hasn't seen that many houses." I know everyone has off days and maybe that is one of his but to misidentify that many problems just scares people and is not accurate or good inspecting.

Kim did both a predrywall and a final inspection for our new construction home in Westfield. Kim is a very experienced professional with extensive construction experience. We couldn't have asked for a better inspection on our property we're in the process of purchasing. Kim did a fantastic job walking us through room by room the concerns he found no matter how small they may have been. We appreciated the extra effort he put in to show us where all the emergency shutoffs were for any of the utilities in case of an emergency. We were recommended his services by a friend and we will certainly continue the word of mouth referral to any friend or family member we have in need of a home inspection.

Kim was extremely thorough. Kim took the time to educate us on safety and maintenance tasks most of which I had never heard about, even as a second time home buyer. I would recommend Kim to anyone for their home inspection.

Kim has done two home inspections for my wife and I and both were way above and beyond. He takes the time to explain each and every detail of the home and gives you insight on how he would repair it if it were his home. He really puts you at ease with the biggest investment of your life! I will only use Carnes Home Inspections from here on out!
