    HORRENDOUS INSPECTION EXPERIENCE Warning to home buyers: We depended on the good ratings of the Randall Patterson Team, since we lived 2200 miles away & didn't see the house before the offer. The report came back with so little detail we were shocked! This may be a great company for Real Estate companies hoping not to raise any warnings to potential home buyers but terrible for anyone wanting a thorough & honest assessment. You can see some of the issues from the letter excerpts below. We've tried to reach the company by letter, email, & phone repeatedly. Absolutely NO RESPONSE for months! We need to spend over $25,000 on our new house, which we NEVER would have purchased with a competent assessment. Now we need to sue the company, contact licensing agencies, go on all the websites to warn fellow home buyers, etc. BEWARE. Allan FROM UNANSWERED LETTER (Pictures included): "Here are the issues that we have found so far that were overlooked or misdiagnosed: 1. Prior Flood Damage. There are many indications of much flooding over the years that was not noticed or included in the Inspection Report. a. Tiles are loosened in several areas of laundry room and other areas of the basement due to repeated water intrusion (see photos). b. Wood in laundry room (baseboard and paneling) is rotted on exposed bottom of bathroom wall & paneling due to repeated high water and is detectable by sight and touch. c. Mold stains under loose tiles indicating standing water/dampness in the past. d. Wood paneling is stained due to prior flooding that reached walls. e. The first two major rainstorms resulted in extreme flooding of the basement. This flooding has caused tens of thousands of dollars damage to floors, walls, carpeting, etc. We have spent many days and nights trying to remedy this situation, at great financial expense, time, energy and stress. 2. There is a plumbing leak and significant galvanized pipe corrosion in the basement room with the clothes closet at the front of the house. These pictures give evidence of heavily corroded/rusted pipes, with long-term leakage, constant dripping, and damage to floor tiles as well as dampness & mold likelihood. 3. The leak under the sink which the inspector stated was an old leak was discovered dripping significantly, and has caused further damage to the flooring under the sink. The garbage disposal has been diagnosed as leaking and needs to be replaced in addition to the flooring. 4. The concrete in the driveway and rear of the house was substantially pitched toward the house due to settling. This problem, which was not noted in the report (driveway termed “…typical of age and wear.”), required lifting of the concrete as much as 3 inches, caulking, and cement grinding/patching that required $4,400 worth of repairs. A drain will need to be installed to route water from the rear of the house to the driveway which is now pitched toward the street. 5. Deck/Patio Area. The patio and deck were evaluated as typical for age & wear. However, the patio concrete was substantially sunken to approximately 3 inches from grade, pitched substantially toward the house, and needed lifting to pitch away from the house. The deck was rotted away in several areas, termites were present in the wood, and repairs needed that are estimated to cost over $700. 6. Insect Infestation. There is evidence of an infestation of small flying insects in the basement as shown in the picture below. Dozens of dead insects were in the basement bathroom basin when we arrived, most had deteriorated, and they were very likely present when the inspection was done. We are requesting that you advise us of avenues to recoup funds expended to ameliorate the issues described above. A prompt response will be greatly appreciated considering the imminent further damage that may occur and the need to remedy the situations described above.
