    This company is not registered with the state of Ohio. The company that does "oversee" it has moved several times, changed names several times and has horrible customer service. Even though rent is paid, they claim they never receive it and charge again. Their maintenance staff has no certifications at all. Things within the property rarely get fixed. The company never pays the bills for contracted services (i.e. garbage pickup delayed up to 60 days or more). This company should be shut down by the state of Ohio, and all of its employees charged with civil crimes. The "manager" John should be forced to live in the conditions he expects the tenants to live in.

    I just want to share this. This was Mohican River Estates trailer park. Home to many people , elderly on fixed incomes, handicap who have had trailers modified so they can still get in and out, multiple family's with children, people who owned thier trailers and been here 30+ years. Owners decided to sell and filed bankruptcy. (All fine and dandy) problem is NOT A SINGLE PERSON WAS NOTIFIED OF THIER INTENTIONS TO SELL OR SHUT DOWN UNTIL IT WAS DONE! (There was rumers but no one could get a straight answer) After being sold they were told they would keep the trailers at top and only put RVs in bottom so no one would have to uproot. LIES!! At the end of October everyone was given a notice that they had to leave the property 140days(4 months) if your a renter 180days (6months) of you owned your trailer. They're not giving any one a single dime in compensation for owned trailers that can't be moved. And they are expecting 100% of rent to still be paid or be evicted before time. The only offer that was given was they could rent from one of their other 2 properties (Norwalk or Ashland) meaning kids have to change schools and parents possibly have to change jobs because of location. . But seeing as they just filed bankruptcy and they have a record of selling properties (with out any notice to current residence) that's probably not a great idea. So those on fixed incomes who are barely scraping by now have to figure out how to pay rent while still trying to come up with down deposit, first and last months rent to move somewhere eles. Handicap who spent 100s modifying thier trailers to be able to get around now loose it all. 86yo woman who owns her trailer and lives on her own with no family around. All this to make space for more Idiot tourons. screw the locals who fund this town all year around and the families who have built thier life in this park. It wouldn't even be this infuriating if they were honest about thier intentions from day one instead of lying and keeping it hush hush or compensated those who owned thier trailers and can't afford to move the , hell could be nice enough to offer free or even discounted rent (still pay utilities) for the months they have to spend uprooting thier lives. To add just so every one knows this was done by I&R properties. Do your best to avoid becoming homeless and stay away from them. Please share!

    This company owns Timberline Estates in West Burlington, Iowa. Here is what I have to say about this particular branch of their company: DO NOT rent from this place. Especially if you are looking for somewhere to park your RV/camper if you are a working on the Iowa Fertilizer Plant in Wever. They guaranteed us our $207 deposit back when we moved in during June of 2015, regardless of how soon we gave notice because they knew the situation we were in with my boyfriend being a journeyman. We moved out in January of 2016 and were then told we would not receive our deposit back. We were told this by a man over the phone who works in the company office in Ohio, he was extremely rude about it and would not listen to my explanation of the terms we agreed on when signing THEIR contract back in June. He insisted that we were required to give 30 days notice in writing of our intent to move out. This was, of course, inconsistent with what we were told at the time of move-in. Everett, the property manager, had to call the Ohio office to basically argue with them on our behalf. We were then told we would receive our deposit back in the mail if we left a forwarding address. It's now February 18th and we still have not received our refund of our deposit. There are plenty of other issues with this place. They were all run down lots with no gravel and only cracked concrete pads in some. We had to pay for mediocre lawn care. And the yards set so low and have so many ruts from the lack of graveled parking space that they were nearly always flooded and muddy. Not to mention that the park is full of abandoned, old mobile homes that are rotting away next to your camper. The rent is cheap at Timberline Estates, but it is so not worth dealing with the crooks in the Ohio office that run it. I will be pursuing this issue and if I make no headway with them I will be filing a complaint with the BBB and the Iowa and/or Ohio Attorney General.
