I bought a mobile home shortly before I accepted a job out of state. This happened back in 2010 and 2011, so maybe it has changed, but I would never, ever go back. There were no problems until I moved in. I ended up getting a job out of state about a month after moving there, and as soon as I did, the owner of the park suddenly gave me a laundry list of things to do before I could even advertise my home for sale. Mind you, NONE of this was ever brought to my attention BEFORE I bought it. Total bait and switch. He waited until after the sale was complete, and I said I needed to move for a job, then decided to make life miserable. The girl who owned the place before me never did some of the maintenance she was supposed to. She was allowed to move out. Once I was in, all of her tasks were put on me. EVERYTHING. I was also supposed to have $100,000 of renters insurance. WHAT? I have never, ever been required to have that anywhere I lived. It was always optional. This was NOT in the contact when I signed it. I started working on the project list they gave me, and no matter what I did, it was not acceptable to the owner. I complained to the on site manager, and she understood, but said the owner could really do anything he wanted. Fix the deck, clear out trash in the shed, replace various parts on the outside of the home, cleaning outside, repainting, and some other things I have forgotten. As I said, the girl who moved out was supposed to do ALL of this, but the owner just let her move out, and everything was put on me. The ridiculous reason I was told was "all of this was supposed to be done a long time ago, but if it doesn't get done now, it will just take longer." WHY was the girl allowed to sell it without having it done? There were items on the list that no matter how good of a job I did, the owner bitched about it, and I finally had to pay the managers husband to fix it. I had a family member also buy a home to resell, and ended up having to jump through all of these ridiculous hoops just to sell the home. Both of us were screwed by Western Wagen Village. Be aware of this should you move in. I don't know if the same people are there from 2011, but they made life hell and all I was trying to do was sell it because I moved to another state. Moving here was a HUGE mistake.
