I own a small residential real estate appraisal company in Clackamas, Oregon. Another appraiser in my office brought this to my attention. We call it, “The Chris Olson Effect”. When we are making adjustments to comparable sales in the Damascus, Boring, Sandy, or Oregon City area, and there is one very high indicator of value, we look to see if that property was sold by Chris Olson at Burns and Olson Realtors. For some reason, many properties that Chris lists seem to sell at the top of market. We don’t know what Chris does, but it is magical to us. The only thing we can speculate is that he is an incredible negotiator. We have also spoken to Chris on several occasions and discussed this phenomenon. Chris is kind and really knows his stuff.
