Being a young student, I feel that management here takes advantage of that. Me and my two other roommates are in a 4x4, and when our fourth left, we got placed with a 48 year old women. We met her and there was instantly a problem with cleanliness, safety, and comfort. The roomate apparently had caused issues with her previous roommates here at Arba, and we were neglected any of that information. Also neglected to tell us that because of her dirty ways of living and infested stuff, she had roaches so bad that they were calling pest control every week. We expressed our concerns to the manager,Dalton, and even told him we were more comfortable sleeping in our cars than in this apartment. We informed him of other misconduct from the roomate and his response to all this was If this is how she wants to live I cant do anything about it. You guys can live in your cars as long as you still pay your rent. The do not care about anyones well being, only money. My experience here continues to be horrible. We still have roaches, threats from our roomate, her messes to clean, and her dog has torn up a lot of our apartment. Save your money and stress, and please live anywhere else.

Expect surprise inspections where they leave your stuff out of place. When I told the person in the front office they didnt care or take accountability.

I lived there for three years and never experienced any stability or loyalty. It was just mess up after mess up, promises that werent kept and constant back-and-forth because no one knew how to fix any situation that I approach them with yet, this is their job. Even after moving out Im still having issues with them. I dont see what the point is of asking residents to fill out a forward address form if they are never going to forward any of my mail or packages and this is the second time with a new excuse. if yall dont know how to do your job, just say that. Please do not live here if you dont want headaches and stress. I would give them no stars if i could. Truly ridiculous!

The only reason I wouldnt rate it five stars is because a lot of confusion regarding leasing and the leasing office. At the beginning of the sign period I was told I would be rooming with the girls I had signed with and at the last minute that changed. I would recommend going in person to speak to the leasing team because they are usually very busy and may not answer calls or emails, but once you get a hold of them they are actually super helpful and willing to work with you and clear things up. But other than that, Arba has been good to me. Utilities are never too high and I dont understand all the complain with maintenance - they are fast. They usually come within a day of when I put in a request, theyve never taken more than two days. There arent any rodent or pest problems except some ants here and there, which honestly isnt a problem unless youre super messy. My room was clean when I moved in and I did an as-is move in because I stayed the summer. Overall I havent had too many issues and the only reason I didnt resign is because Im moving. As of right now, 4/5 stars

Rooms are good, I just have an issue with amenitiesspecifically the gym. A lot of the equipment requires maintenance and none of the treadmills are even functioning. On top of that, the air conditioning is rarely on which makes working out in there tortuous. The game and computer rooms are decent but some of the games need minor repairs and the computers can be slow at times due to how outdated they are. Also, the basketball courts have been closed the entire semester with no reopening date in sight. Again, the rooms are good, but there's a multitude of issues with the amenities being advertised. If management wanted to maintain a high renewal rate I'd suggest improving on the amenities they rave about in all their promotional material.
