WARNING: THIS WAS MY EXPERIENCE ON FINANCING MY ARIVE HOME BUILD, ARIVE HOME BUYERS BEWARE OF THIS LENDER.
This was my 6th personal loan on a home and by far the worst experience I have ever had. The internal communication is awful. We would talk to one person about one thing and then get sent paperwork that was completely different. Eric is horrible, I clearly communicated that on 1/19/20 I wanted to lock in for 60 days to save the interest rate in case the election increased them. On 2/10 I taked to him again because the rate stayed the same. I asked if we needed to unlock and then lock in again to avoid the rate extension fee and he said we wouldn’t have to worry about it (this was through text so I have this conversation documented). In the first week of March I text to follow up on the loan and Eric told me that the 60 day rate lock would expire and I needed to pay the extension fee that would be over $8,000. I expressed my frustration as I was previously worried about this and proactively reached out to him in February. Also it had not been 60 days so it didn’t make sense that it was set to expire. Come to find out Eric only did a 45 day lock which had us expire early. After talking to Eric and Austin about my frustrations we agreed they would pay half of the fee. I then received the closing disclosures that were completely different than what we had talked about previously on the phone. The fees weren’t being covered but instead just moved somewhere else on the loan so I would not see them. Luckily I looked through all of the paperwork in detail and found where they hid the fees at. They apologized and finally got it right. My closing disclosure looked good and I thought we were good to go so I signed it. When I showed up to sign paperwork of course neither of them were there or had ever called to apologize about the errors. As I was looking through and signing the paperwork I noticed that my fees increased again by about 2,000. between the closing disclosure I had signed a couple days preciously and what I was signing at title they added about 2k in random fees. The title company offered to get it fixed but let me know it could take a few days, at this point I just wanted it done so I signed the paperwork. These lenders are terrible. I promise using a different lender WILL save you money. If they offer you a credit for granite or any type of compensation to use them I promise they will end up putting it in your paperwork or on your loan somewhere. Luckily our neighborhood has a ton of houses going in and anyone that I talk with that is building will hear this story and hopefully choose someone else.
