I am sorry to hear that you feel the move-out process was difficult. We strive to do everything we can to make that process as pleasant and transparent as possible. Part of this transparency includes inviting the resident to be present during the pre-walk so that we can explain any of the anticipated charges that may be seen at move-out. In this case, we would have explained that the overwhelming smell of urine emanating from the carpet would require a full carpet replacement. We also would explain how we come to the charges, which we always keep as fair as possible, in all instances. For example, when a resident moves into a unit with brand new carpet and it has to be replaced after only 3 years of living there, we charge only 60% of the replacement cost that we pay, taking into account what would otherwise be normal expected life of an average carpet. I would be very happy to go into more detail with you and review all the pictures that were taken of your apartment at moveout to explain any other charges you would like clarification on.
