Rent at your own risk! When my husband and I first moved into this complex --- it was fantastic, from the corporate management down to the office/complex management. Then, Avanti purchased the complex and slowly things started to fall apart (literally) until the sink fell in (also literally). In it's current state and with Avanti as owners, I could not recommend my worst enemy to live here. Here's a quick list of what I've seen in the last ~2 years since Avanti has purchased the property (also, I'd recommend Googling their corporate offices and also properties they own across the country, especially in the Denver market). - Loss of amenities: * We had a hot tub they still tried to use as a selling point for over a year, while it remained broken and unsafe. Avanti stated "we will do it" then denied it stating it's "too expensive to fix" and decided to "replace it" by filling it in with concrete and putting in a "fire pit" that no one knows how to work and is only open during the day time when someone is in the office or in the summer when the pool is open. * The package room. We had a package room, with package lockers. It turned into utter chaos, with packages everywhere, no one helping to tend to it, etc. PAckages were stolen and met with a shrug and "not our problem use our Fetch service" which is an offsite delivery company, meaning any packages you had hoped to receive arrive 2-5 days later than sending them to you. SUPER inconvenient. * The Theater Room. When redoing the clubhouse, they conveniently left out this pricey amenity in making sure it had basic things (like a remote to work the TV) and didn't invest. * The fountains in the ponds. If you see photos of these, they don't exist anymore and your pond is likely to turn into an algae covered mosquito breeding ground. Safety issues since Avanti has taken management: * Cars broken into constantly: Just look up within the last year and you will see the apartment complex all over the news with this and it's sister property next door -- where there was an off-duty officer related shooting due to this. (there's photos of the broken glass ON THIS PROPERTY while management tried to deny it and tell us it didn't happen) * Guns at the pool: It should have been a sign it was time to move out when multiple people brought guns to the pool, which was then SWARMED BY COPS WITH HUGE GUNS around where children were playing. It was traumatizing, it was swept under the rug by management and Avanti corporate (you may notice all the management changes, it's because leadership values profits over their residents, don't let their early kindness fool you). When speaking to regional management and staff, calls of concern from the residents were ignored, we begged for a statement OR EVEN A WORKING LOCK ON THE POOL. It took months to get. * Security cameras work only sometimes. Somehow, when it comes to something a resident may do, the security cameras work, however, they are ok with cords hanging from missing cameras on entries/exits -- and not having proper security over the property while saying how secure and nice the property is. If there was working cameras where the wires are installed, it may deter some of the crime, but it almost seems as if the office wants to perpetuate the issues. *Lighting and Power Outages not taken seriously. There was more than a month when security lighting and parking lot lighting wasn't working, leaving it nearly pitch black Lack of Communication: * The office will bait and switch you on community activities, engagement, etc. They spend more time partying among themselves than they do any sort of tenant functions. If they do tenant functions. If you even get notified. Fees: * I hope you like hidden fees because your rent will NEVER be the same two months in a row. They are constantly adding fees and compounding fees to try and kick people out. Mass evictions: * When you tour - look at all the eviction notices in the building. If a company has that many notices, wouldn't you think there might be a problem? Move in at your own risk.
