I had the pleasure of meeting Rachel Sabinske at the Col Apartments in Columbia heights. She help my sister and I search for our next home. It was by far the best experience I had. She went above and beyond helping us with our next home. Thank you Rachel.

The col is a nice apartment. Absolutely perfect and spotless. The owners of the apartment were the kindest welcoming people who are always willing to help. Highly recommended.

This complex is absolutely dreadful. My partner and I have lived here for nearly a year, eagerly anticipating our departure. Despite being newly built in July, the property feels cheaply constructed and prone to rapid deterioration. The walls are paper-thin, allowing us to hear every conversation from the neighboring units. The rushed construction is evident, with uneven surfaces and cracked features prevalent throughout. Noise levels are consistently excessive, yet management seems indifferent and unresponsive. Respect for the property is also lacking. Common areas frequently sport holes and marks on the walls, and trash is left scattered despite ample bins. Additionally, dog owners often neglect to clean up after their pets, with no apparent consequences from management. Parking is another major issuefinding a spot after 6 PM is nearly impossible. Although parking tags are required, numerous tagless vehicles remain unaddressed and untowed. When inquired about the towing policy, the vague response from management was, "we tow at our discretion." Vehicles with flat tires and no tags have occupied spaces since December without being towed. Safety is a concern as well. Doors are often propped open with rocks, compromising security, and management's response to these reports is lackluster. The LuxerOne package system is poorly managed; carriers frequently leave packages outside. Additionally, the call box for our unit has never functioned. The turnover rate for building managers is telling, with four different managers since last July. The current manager, Vanessa, tries her best to address these issues, but it appears that upper management, specifically Frances, fails to provide necessary support for the staff. It often feels like the tenants manage the complex rather than the designated management team.
