We love it here! We feel so safe and comfortable. Its been a long time since we lived in an apartment and I am glad we chose this one. Kayla is very accommodating, whenever we have a maintenance issue its resolved in a timely manner. We hope to stay here for a while.

I dont even know where to start with this place. It seems great at a first glance, very pretty, nice area, and is extremely safe. We first moved in February 2023, and started having issues right off the bat. Our water heater gave us right under 2 minutes of hot water to shower with, took months to get it replaced. Then our dryer started melting and burning things. I lost 3 pairs of shoes due to them literally melting in the dryer on a normal heat, and severely shrunk every single pair of jeans and shorts I owned, even when washed and dried correctly. Clothes and towels had burn marks on them as well, we were honestly terrified a fire would start since it seemed like the dryer vent was clogged and needed to be cleaned out but they refused to do so. That took a few more months to get replaced, meanwhile we were left without a washer or dryer to do our laundry, so we were forced to spend lots of money at a laundromat. The maintenance team also seems to not have any idea of what is going on or how to fix things properly, I have personally fixed a lot of small issues they refused to do, or were incapable of fixing. About a month ago, our ac would not work. The inside of our apartment was over 80 degrees, and we called emergency maintenance and they outright said no and refused to come and help us, so we were left to sleep in an extremely hot apartment, and had to hound maintenance to even come look at it the next day. The maintenance team is down to 1 person, as all the other workers quit extremely soon after starting. We have even had 3 of the guys complain to us and say they were going to quit very soon. We have also recently found out that our entire apartment is infested with black mold. I mean it is everywhere. No wonder we have been sick for months, unable to breathe at night, extremely congested, constant postnasal drip, and this has been going on for months. The neglect and incompetence we have experienced at this apartment complex has been a very long rollercoaster, and I would not recommend even my worst enemy to live here.

I have lived here for almost a year and would say that Avana is your average, lesser expensive apartment in the area. We chose this apartment because it is one of the most affordable around, and your experience is what you pay for. I have not had any major issues, but have not had anything be over-the-top amazing by any means. I'll start with the things I've enjoyed about living here - namely, that I have never felt unsafe. We love the area and location, there are lots of fun things to do around and it definitely is a safe area. We love that it backs up to such a pretty trail. I also have never seen a bug in my apartment other than one fly since I've lived here (for 10 months). This has been a huge plus for me! We've also even met a few friendly neighbors. In regards to maintenance, I don't know why there are so many maintenance complaints - we have had our fair share of broken things in need of repair (our toilet, washing machine, shutters, and closet hanging unit were all broken when we moved in), but maintenance has always fixed what has been broken within a day or two. They do not respond to phone calls as other reviews talk about, but if you email them, Kayla will always respond pretty promptly. My main complaint with the apartment would be AC effectiveness and the amenities (fitness center & pool). We are on the third floor which could make a difference, but our apartment is not well insulated - and it is VERY hot in summer. We have to crank down the AC just to keep it comfortable, and our electricity bill is very expensive for a 1 bedroom apartment (it was almost $200 in summer). The fitness center might not matter to alot of people, but my husband and I have been pretty disappointed with it as we love working out. It definitely not been cleaned since I moved in, which was 10 months ago. There is a dirty tissue that has been in one of the treadmill water holders since I first used it on June 1st, which makes the whole room very icky since people are sweating and working out but it is never cleaned. There are missing dumbells and one or two treadmills are always broken. And, the AC has been out in the room since the Fall even though I've requested that it be fixed multiple times, and so the room is always hot, icky, and humid. The pool is similar -- always seems to be dirty or out of commission for some reason. All things considered though, our experience at Avana has been fairly good.

My wife and I loved this apartment complex as it was very nice and on the cheaper side for the area, we lived here for two years. Two things to note, 1) The management seems to change every 4-6 months, so be ready for someone new every once in awhile. 2) After moving out, they will hit you with a Final Billing Statement for random items that will cost you $100's of dollars, in ours, the photos of said "dirty" and "damaged" areas were completed false. We deep cleaned the apartment after we moved everything out and the damaged photo was of the dining area where we didn't hang a single item on the walls. This dispute with them took over 7 months to resolve and I still ended up paying over half of what I originally invoiced for.
