management is very unprofessional. our leasing agents was Toni and she was a very non communicative. we would send multiple emails and would take weeks for her to get back to us. we would call the leasing office and everyday for weeks and she wasnt present. when we would connect with an agent they would assure us theyd get Toni to call us back that day or the next but it would never happen. after weeks of non-communication we finally had to withdraw our rental application. they kept the $500 amenity fee we paid on applying claiming it was a deposit. they said we forfeited it when withdrawing the application. none of the paperwork we received or signed when applying mentioned this policy. we asked for documentation and again no communication doubt the quality of the services provided to tenants such as concierge and maintenance given our leasing experience. $500 and weeks of wasted time are expensive prices to pay to learn this but i guess its better now than after we moved in and signed a lease apartments themselves are very dated an potentially hazardous. its an old building and shows is been minimally managed. strange stains on the carpet floor of the hallways. each apt we toured smelled of fumes. pros are location and spacious floor plans. however for your own peace of mind look elsewhere. theres lots of options in pentagon city so dont settle

Buckle up because this is a long review that encompasses 3.5 years of grievances. TLDR: the building has a lot of structural, management, and security issues for what you pay for. Also the green spaces are about to be completely torn down for rental units that cater to Amazons offices. Before I get into it I do want to mention that there are a handful of staff members at the Potomac-Riverhouse that do care about residents. It's unfortunate that they have to work within a negligent system. -Elevators frequently break down. Often tenants get delayed and more often no notice from management. -The door to our unit kept on breaking and locking us in/out. Emergency maintenance took 3 days to respond. So we had to remove the handle ourselves and live with a hole in our day for 3 days. -It took maintenance 6 months to fix a pipe causing incessant loud banging in our unit. Every summer the HVAC in our carpeted bedroom would leak condensation and completely soak the room. -bathroom ceiling collapsed due to leak following water main repairs in the building, water bills doubled unexpectedly despite no change in usage. No explanation given by management. -Management increased parking fees with no additional benefits provided. THERE ARE FREQUENT CAR BREAK INS AND TIRE JACKINGS -management charges tenants pet rent" while still charging tenants for additional carpet clean up and replacement upon move out. PET RENT DOES NOT COVER DAMAGES IT ONLY COVERS YOUR PET LIVING IN THE APARTMENT.

Update: after they increased my rent by 44% in two years I had to make the decision to rent elsewhere. Upon move out the damages assessed are outrageous. Be careful if you move here. They will nickel and dime you. I love front desk staff here. Jonte, Arlanette, Jason, and Russ all make living here fun. Whenever I get back late from a night of fun, they greet me and let me tell them all about my night. I also always introduce my friends and visitors to them.
