Definitely not the worst apartments near campus. The internet is horrible pretty often, it's way too expensive, and the management can be hard to deal with but the proximity to campus/a bus stop and the shuttle service are definitely perks that other apartments don't have. I would recommend if you don't mind paying an outrageous rate

DO NOT RENT HERE! I've been a tenant at University House Fayetteville for almost 2 years now. In my time living here I have learned that University House and The Scion Group LLC are some of the most predatory student apartments one could find. I wish I could say it was only due to one bad encounter but time and time again they prove that they only care about one thing, lining their pockets at the expense of any resident. In the winter of my first year living here I experienced an apartment flooding on Christmas day. The management team at the time took 2 weeks to respond to any email or call regarding the matter. We were completely left in the dark along with many other residents. When we finally got in touch with their regional manager we were asked if "we were even from Arkansas?" in regards to asking why they were ill prepared for the winter weather Arkansas inevitably gets at least once a year. After this they finally relocated us into a nearby extended stay hotel, where yet again they kept us in the dark as to when the apartment would be ready. They even had a hard time communicating when or if they were going to extend our stay in the hotel. We occasionally would stop by the apartment in order to see the progress and get an idea for when it would be finished. What we found there was the cheapest crew University House was able to locate. The work they did was far from pristine. They forgot to attach my toilet, failed to do all the tiling in my bathroom, and my roommate still had water under his bathroom floor when they left. The staff are readily available to hand out fines but anytime we would go to the office in search of manager they were always "not here at the moment". There were pumpkins thrown from balconies that were rotting until spring. The glass to an emergency fire extinguisher was broken and it took them weeks to clean it out of the hallway. It all came to a head this month when I fell on hard times and was let go from my job. I promptly found a new job and began working in the first week of march. My rent was late by 9 days when they sent me an email saying they were going to begin eviction proceedings. When I went to the office after communicating with the manager that I would stop by their office after work to discuss the matter I found that she wasn't even there. The employees proceeded to inform me they couldn't do anything but ask their manager if she could extend it. They also informed me that the manager wasn't having much luck doing that lately. They then gave me an expressionless smile after telling me all I would have to pay is legal fees if I payed my rent before the eviction was fully processed. If you're a student or guarantor please stay as far away from University House and any apartments owned by The Scion Group as you will only come out with a headache and half the money you originally had in your pocket.
