    Note: My complaint is largely with the broker, who is still with the company. I regret hiring Providence to sell my home. I assumed that because I knew and trusted my agent, everything would be fine, but things got complicated. I now know that brokers play a huge role in home sales, but Providences brokers did not rise to the challenge. Clients should be aware that their contract is not with your agent, it is with the broker. Now I know that when selling a home in the future, I will learn the names of all involved agents and brokers, interview colleagues and former supervisors, and review accusations made against them in court on the Oklahoma State Courts Network to ensure that all have good reputations, solid financial circumstances, and track records for leaving consumers satisfied. Providence did not meet these criteria. Among the list of disappointing things that Providence did were: -failed to protect us from buyer shenanigans -did not ensure the proper handling of forms -failed to be knowledgeable of and monitor contract deadlines and ensure the buyers met those -failed to protect us from multiple instances of strangers accessing our property without our knowledge or permission beyond the point at which (according to the contract) anybody should have been visiting our home -told us incorrect information that placed us in situations that were not acceptable to us -broker failed to acknowledge and respond to urgent and time-sensitive requests for communication, often for very long stretches of time -broker failed to acknowledge the existence of signed documents that may have changed the trajectory of the transaction -broker failed to share documents relating to this transaction despite repeated requests -stated one thing on the phone, yet committed something different (and more correct) when asked to relay the information in writing -broker claimed they didnt know how to use email or work with PDF documents (which I believe was an attempt to avoid written communication and sharing documents with me but if it wasnt, this lack of basic productivity skills from a business professional is concerning). We experienced a failed sale due in large part to Providence, and it became clear that they were not up to the task of selling our home. We asked the broker to release us from our listing agreement, but despite breaching our listing agreement in a multitude of ways they refused unless we paid them a significant sum. We were desperate, so we agreed, but they suddenly changed their minds. They refused to release us from our contract, yet also refused to do any work related to the transaction. I had to use an attorney to carry out what should have been Providences duties. I am disappointed that I wasnt able to count on the broker that I hired when I needed them. When I decided to take my home off the market because I couldnt handle the extreme stress of working with Providence one day longer, the broker decided to pay a different brokerage to get the job done. Luckily in the absence of Providences interference the new brokerage was able to sell the home quickly. Unfortunately, I still had to pay Providence a commission. There are still loose ends from the sale that had failed, but to this day Providences broker refuses to help because according to them their duties end at the closing table and they do not owe clients anything beyond that. My husband and I value honesty, transparency, and treating others with dignity and respect, and those values were lacking in our experience with Providence. We had to spend a great deal of time and money (including hiring an attorney) to get through this very stressful situation and clean up the mess Providence left behind, and I want to help others avoid a similar fate. I simply cannot recommend a business that treats clients like this. I encourage you to do your homework before you commit to any agreement with Providence, because I am proof that they have a track record of refusing to release dissatisfied clients and treating those who try very poorly.
