    My husband and I moved out a few months ago as this place has gone extremely downhill shortly after we moved in (May 2021). I believe they became under new ownership shortly before our move in. The previous *on-site* manager APRIL was amazing!! VERY friendly and professional and handled everything. Would replace propane tanks (from the on-site storage closet) when the BBQ was out of gas or give you quarters if the machine ran out. Unfortunately, she left after being there for well over a decade Another tenant Susan decided to take advantage of the cheap rent and getting paid and became the new *on-site* manager and is JUST the worst. Her response to EVERYRTHING would be "Ask Joan" (from the off-site/main property management company - which was also completely terrible). Susan played favorites and discriminate against anyone she didn't like. Constant drama with her and a lot of units over many different reasons. By the time we moved out in December 2023, we were the 7th vacant unit (many of which have remained open for many months). Since we've moved out, 3 other units have also moved out, our old unit is still unoccupied and additional tenants are waiting for their leases to soon expire so they can leave. Pacific Diversified (off-site) management is VERY unprofessional and don't seem to know what's going on ever. They stopped heating the pool this past summer and said "there's no heater in the pool room" only to be called out by everyone and had to circle back and apologize for their lack of knowledge for their own property. Maintenance requests get ignored regularly and the place is falling apart. One entire side of the building leaks when it rains or has plumbing issues. Multiple units with termites. The community (people) used to have a great vibe but many people have left and Susan and Joan suck the life out of there. Too bad zero stars isn't an option...

    ITS A GREAT PLACE AT FIRST BUT BEWARE Sometimes no hot water. Sometimes only hot water. Often water is shut off without prior notice. Refusal to exterminate Termites and spiders. Black mold. Tenant abuse and harassment. Tenant favoritism. Most windows and doors are broken. Carpet mold. Appliances broken. Sinks broken. Maintenance requests taking months of filing and getting backlash for asking. Usually Unfulfilled maintenance requests. Loud neighbors. Bad parking. Most fixtures including lining of showers, light switches, flooring, walls have cracks, issues, or are entirely broken. Landlord goes around and looks in peoples windows quite often. On unit Laundry almost never working. Making up rules in lease that arent real or agreed upon. Max allowed Price jumps yearly. Small broken units pay the same as large updated units. Screaming children and yelling parents. Door slamming 24/7. Harassment towards pet owners. On-site manager refusing to do job and forcing tenants to do it for them

    I did not live in this complex, but I looked at it and wanted to give some information to potential tenants. The complex is just west of the Triangle, so there are lots of restaurants and coffee shops near by. There is an Arco very close as well as grocery stores. There is one spot per unit and some parking spots that are first come first serve. The complex itself have a keypad for entry, and had a beautifully kept garden area inside. In total there are about 30 units, and there is a pool and barbecue for residents. I looked at a one bedroom that seemed very nice, appliances were new, there is heat but no AC and all the plumbing worked when I tested it. April, who showed us the unit was very friendly and went out of her way to make sure the unit was available for us to look at. I ended up going with a unit in Santa Ana because they had no 2 bedrooms available, but for the price this is a wonderful complex!
