    Walls aren't that thick especially for a "luxury apartment", you'll be hearing your neighbors music and conversations. Also with how the ventilation works you'll be smelling your neighbors cooking so you better pray that they're good cooks. Fees they don't tell you about: convenience fee to pay online usually ~$60, porter and trash fees adds another $80-100. For that kind of money I can take my trash out myself not to mention the trash chute was down quite often. Keep your apartment clean and you'll still be charged close to $400 for cleaning and repainting. Also since this is in Oakland expect to pay rent tax on top of it all :D Staff are nice and very helpful. But as a space of living it really isn't worth it for the price tag.

    Having had lived here it started off as a great property then the car stackers consistently were down or malfunctioned. The quality of service that we experienced as one of the first people to move in the building then to the move out process felt very impersonal and not what I saw holland being. When I tried to reach out for support with car stackers leaving voicemail and the Emegency voicemail they did not respond or even acknowledge with a sorry we were able to be reached. If you have a car find a different place to park and save yourself the headache. They also arent clear with what move out looks like and all the charges that come with it.

    Previously lived here but moved to be closer to work. Things I really liked about living here: -Cleanliness - their cleaning staff is really detail oriented and cleans on a daily basis. I never had issues with unclean facilities. -Close to BART Line. 19th Street BART is a block away and that connects you to SF / East Bay. -Timely Service Work - most of my services requests were addressed within 1-2 days. -Service - all leasing/service staff are really friendly and helpful to work with. -Lounge Areas - theres 2 Lounge areas that are extremely nice for WFH. one of them has meeting rooms should you need them. -Rooftop Views of the Bay - the rooftops are super nice and have beautiful views of the Bay. It was super nice to grab dinner and watch the sun set. -Security - the property has security guards after hours. They have always been really friendly and helpful. -Community Events - the team planned some really cool events throughout the year I stayed. (Throwback 2000s, Halloween, Holiday, etc)

    I love this building; the neighborhood, the staff, and the community. The gym is lovely. The area is central. Since Ive moved here, 2 weeks ago, Ive had a slew of free local concerts at Frank ogawa and other fun events in the area. The Bart is literally a block away. Theres a park, Snow Park, that has a small dog unofficial meetup. The dog run on site is convenient. And the two amenity spaces are beautiful. The staff mostly live onsite and want to build a beautiful community within the building. Theyve all been friendly and inviting. I especially want to call out Marcus who made the application process smooth, easy, and stress free, and Johnny (or Jonny?) who was very kind and jovial while he was fixing the window. They have made this big building feel like a home. I hope to live here for decades to come.
