    Simply put, I am filing a complaint with The Department of Real Estate against TR Wealth President Bill Mulkey, Director of Asset Management Duane Lappinga, and Property Manager Danielly Jaimes. I think the above should loose their real estate licenses for gross negligence. Last year, other building owners fled their management services along with me. TR Wealth did not even meet IRS code and get tax documents out as required for 2024. My lawyer repeatedly used the term gross negligence when we went over the files. Nothing in ownership nor top management has changed as owner Bill Mulkey continues with the same failed team. Imagine constant glitches in listings and renting, working with a property supervisor who is unorganized and poor hiring practices so personal quit or are fired before you can even put their email in your contracts. TR Wealth forgot to even upload one property so no rent was collected, the mortgage payment was delinquent and bills never uploaded. Then there are the financial losses, expired listings, under-priced units, no follow-up with prospective tenants, listings with swapped descriptions for other units. The property supervisor Danielly put my trust name at the head of a listing description on rental platforms! She should not be liscenced. Vacant units hadn't been cleaned, she forgot blinds, never got glazing done, bounced one and probably more checks to vendors and a botched bathtub replacement was just abandoned by her. Monthly financial statement were perpetually late and produced by a round robin of book keepers. I have many charges and no invoices! They would NOT produce correct statements( because they were incapable) and took 11 months to give me a close out statement which impeded my ability to run my business. I fled on grounds of breach of contract. The new company rented a vacancy in Venice in 8 days and got $500 more a month over the list price TRW had. Yes, $500 a month more with the new company! Most units they had vacant sat for 2-3 months. This vacancy negligence cost me 10s of $1000s of dollars in losses. Again, I am starting by filing a complaint with the D.R.E over Breach of contract, gross negligence and malicious intent to hopefully close the company and have the management team lose their licenses. They are advertising heavily trying to fill the loss of clients. Keep looking and honestly, good luck finding a great company!

    Not off to a good start. Was not provided or emailed the information I requested in order to pay my rent and are trying to force long time tenants who pay rent via check or money order to sign up for their portal which has fine print. As per my disabilities I had asked for them to provide all information and to have the manager email me directly, instead was sent a spam email trying to force me to sign up for the portal. Which does not work for my disabilities or for other long time tenants. Renters beware, you do not have to sign up for any portal and can pay your rent via check or money order via usps mail. Also putting your email into spam without your authorization or consent is illegal and I am still getting spammed to sign up for previous managements portal to pay rent. I also forgot to add that they also claimed to need information to update our files and requested response within a few days (also not allowed and information we don't have to provide) I verified with former management that new management had all of our info and none of the tenants had to update anything. They were ttrying to obtain information that was invasive and they hhav no right to. And information not required by our lease. If they end up becoming your management find your local tenants union so you know your rights and if you unionize know that harassment or retaliation for unionizing is illegal.

    Have a property in LA that's built up a ton of equity. I partnered with the TR wealth team. They really helped me see that our plans to sell our real estate was too premature and that refinancing the existing property tax free and purchase another property with Bill Mulkey. In addition to this, his team now manages both properties and do a fantastic job of doing so. The asset we purchased has really been worthwhile and our equity is working much harder for us now.Thanks to TR Wealth's Team approach to globally look at what was best for us and finding the best refinance options and the right asset to purchase was a financial strategy that was a sure thing!
