    This place is pretty amazing. At first, I didn't want to fill out the application before being able to view the homes, but Troy, the property manager suggested I fill out the "portable tenant screening report" which I can use everywhere I look. I only have to fill out the paperwork and share my info one time. This place is really nice, clean and quiet. Maintenance takes care of everything. Not sure where I'm moving yet, but this place is at the top of my list.

    Visited my Daughter and Son-in-law here recently and this place is amazing. This property is really nice and kept really clean. Beautiful park across the street where I went walking and lots of shopping and restaurants close by. I see why my daughter loves it here. The room I stayed in has it's own bathroom and thermostat. Love the thermostat as I get really cold at night so it was nice to be able to heat up my room without disturbing everyone else. In the reviews I see where a few people complained about having to fill out an application before they could see the homes, but honestly, being a property manager myself years ago, this is partially for the safety of the person showing you the home as well as for the safety of the current residents. And if still worried about it, just fill out the "portable tenant screening report" which you can use anywhere you want to look and rent in Colorado. We didn't have these back when I was showing properties and wish we had. Makes it very convenient so that you only have to fill out one app and provide your information one time. Beautiful place to live.

    Moved here with my parents a few weeks ago and my bedroom window overlooks the park across the street. Looking forward to making lots of new friends at the park. Oh, and my Mom is super happy here. Anything she needs done, maintenance shows up literally seconds after she puts in the request and Dennis and Michael get it taken care of quickly. My Dad no longer has a honey do list. More time to play with me. A great place to call home.

    Property requires a credit check and background check to even come and view the homes which they waited until the day of to communicate and then cancel on me. The leasing agent is kind of a jerk and talks over you - I'm sorry; did the middle of my sentence interrupt the beginning of yours? Probably a nice place to live but, like most property management companies, the staff comes off as abrasive and unpleasant. Will be waaaaay easier in a couple years when AI eliminates this guy's job.

    My wife and I moved here a little over a month ago. This is a great place to live. No more list of affectionate things for me. The handyman here, Dennis and Michael, do everything from changing light bulbs to hanging things on the walls. It's also very quiet here and in a really nice neighborhood.

I appreciate the candor of your feedback and your taking the time to share about your experience, as it is ultimately helpful for prospective residents to better understand what we can and cannot offer. I am disheartened, however, by the name-calling and ill will, as these respectfully feel unjustified given the nature of our phone call where I simply attempted to outline our policy in the amount of time you provided me and in response to your questions and concerns. As I strive to do when we receive reviews missing important context, I will try and provide responses to your specific points where additional information and clarification may be helpful for readers. When I called to check in with you, I did ask if I was calling at a good time to discuss your tour request and you indicated that you only had a minute or two. As I wanted to prevent any scheduling mishaps, I was speaking quickly to ensure I could meet the timing requirements set when we began our conversation. If you otherwise felt rushed or that I had interrupted you, I sincerely apologize. When it comes to our in-person tour policy, we do require pre-qualification in the form of the rental application. As I attempted to explain, we administer what I believe to be a very standard application process in line with other rental communities, which does include background and credit screening. What is different is that we do require the application prior to arrival for purposes of privacy and security for our residents and staff. This is also not dissimilar to what you may find in the for-sale market when looking to purchase a home. This is the primary reason why the rental application is free with no out of pocket cost using the promotion currently in place. I did suggest taking the time to view the virtual tours available to you as well as well going over any questions or additional information you were looking for, which you declined. To address your concerns about having to pay application fees and have your credit run multiple times in the course of your search process, I also attempted to provide you with information about changes in Colorado legislation and the portable tenant screening report, which allows you to effectively use one rental application for multiple properties. You did not express interest in learning more about this option in the context of your concerns, which is unfortunate. I apologize again for the delay in my response, as I was out of office to start the week. Unfortunately as a smaller, family-run property management company, delays may ensue when staff is out of the office; for this, I sincerely apologize for the delay, which did take two business days. With that said, the confirmation email you received, as well as verbiage on our website does indicate that we do require the rental application prior to being able to schedule tour requests. As it does not seem like the confirmation email or information on our website was read or acknowledged, I apologize if you felt like this was a surprise, as I do my best to ensure there is as much information as possible readily available about our process and policies on our website. I did my best to provide you with responses and solutions that directly addressed your concerns, even while being interrupted and yelled at during our conversation. While I sincerely apologize that you felt adequate notice was not provided and that you generally disagree with how we administer rental applications to include background and credit screening, I stand behind our policy to protect our residents and staff from instances of rental fraud and other security risks posed by in-person showings, as well as my courteous and professional attempts to provide you with information that would help support you in your process.
