I visited someone living in an apartment under Elkins' management. Pretty terrible management. Treats tenants like garbage because they expect them all to be naive immature college students, as if that gives them the allowance to manage the apartments poorly. Embarrassing. Glad I live multiple states away.

The stories are countless. Showing apartments that are actively being lived in, shutting off tenants water even though bills have been paid, putting to be towed stickers on tenants cars even though theyve lived there for two years. Just pitiful.

I would recommend renting from literally any other rental company in Bloomington. Management was somewhat hostile and difficult to work with from the start. When we moved in, our house was disgusting--there was still dirt all over the baseboards and the carpet. They repeatedly denied that the house wasn't up to their standards and it took several days until someone actually came to look at the house, at which point she admitted it wasn't up to par. Management takes forever to respond to every request and seemingly makes up charges on their move out inspections (we were charged for about $1000 dollars worth of paint with no further detail). Do not under any circumstances rent from these scumbags

(PLEASE READ) I would rather be homeless than rent with this company again. To begin, my apartment was far from move-in quality upon arrival. I was met with a strong smell of mold, dirt and dust caking the floorboards and carpets throughout the house, inoperable appliances, and trash scattered across our porch and landscaping. It looked as though nobody had been in the place since the previous tenants had moved out. My roommates and Is requests to fix these issues were met with hostility by management and what seemed like annoyance with their staff. At one point I was told There will be mold in every house in Indiana as an excuse to not address our troubles. I was also told my concerns would not be noted in the future after I burdened them with questions as to how we should go about fixing these issues ourselves in the case they would not provide assistance. These problems persisted throughout the year as we never had a fully operating toilet on our main floor, our thermostat never worked, and at one point I actually fell through our back deck as the stairs collapsed below me. Mystery fees including a $1000 painting fee with no explanation were regular occurrences to which we learned to quickly comply as it would not be worth appealing. While it's not uncommon for leasing companies to have their flaws, my experience with Elkins went beyond that. I found their business practices questionable and, at times, unethical.
